JAC Condos<\/a> is nearing completion south of the intersection of Jarvis and Carlton streets, bringing a new 34-storey residential tower to Toronto\u2019s Garden District. Designed by\u00a0Turner Fleischer Architects<\/a> for\u00a0Graywood Developments<\/a> and\u00a0Phantom Developments<\/a>, exterior cladding has been mostly completed since UrbanToronto\u2019s\u00a0last update<\/a> in April, 2024, its pink-toned panelling contrasting with the restoration work at grade on the 1865-built Sheard Mansion, a restored Beaux-Arts heritage building incorporated into the podium.\u00a0<\/p>\n Looking south down Church Street in July, 2024, the tower was then topped off, with dismantling of the crane was underway. A portable derrick upwards from street level to aid in the removal of the crane on the east end of the site. The topmost residential floor still awaited application of window wall cladding.\u00a0<\/p>\n Looking southwest across Jarvis Street in September, 2024, the Sheard Mansion remains enveloped in scaffolding as restoration work continued. At its base, masonry repairs and stucco replacement were underway, with materials staged nearby behind concrete jersey barriers. To the left, the podium\u2019s red brick framing and punched windows are mostly installed, while sections of exposed concrete and white weatherproofing membrane are visible along the north edge and sixth-storey roofline. The construction hoist runs up the tower between the 10-storey podium and the heritage structure.<\/p>\n Catching up in time with a jump of several months, the Sheard Mansion in May, 2025 is now much closer to restoration, its sandstone-hued stucco finish and limestone trim freshly reapplied to reflect its original Beaux-Arts detailing. The windows have been retrofitted with contemporary glazing while preserving the original proportions and surrounds. Above, the construction hoist is gone and balconies project above along the tower’s narrow east elevation. At-grade, new service connections and meters have been installed behind temporary fencing.<\/p>\n Meanwhile, cladding and glazing are now complete along the east and north elevations, seen below.<\/p>\n Where balconies do not run up the elevations of the tower, spandrels of two types separates windows; either grey back-painted glass spandrel panels that are fairly typical of current residential skyscraper design in Toronto, along with angled dusty rose pink-hued aluminum spandrel panels. Angling out from the building, these panels add both dimensionality to the otherwise planar surface and sublte colour.<\/p>\n On the building’s west side it has a frontage on Mutual Street, with the townhouse units wrapped in red brick cladding, vertically emphasized window bays, and piers between units. Each unit’s entrance is recessed beneath a projecting canopy, and buffered from the street by planter beds with young trees and low shrubs. Above, the stacked balconies dominate the tower\u2019s elevations.<\/p>\n The building, across from Allan Gardens, reaches a height of 108.5m and delivers 489 residential units within walking distance of College station.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
