The land was previously occupied by a mix of low-rise commercial buildings, including an industrial laundromat, auto repair shops, and a former adult store housed in a repurposed gas station. Early versions included substantial retail and office space, with later iterations consolidating the plan into two towers. By 2022, the project had settled on a pair of 29-storey buildings with 676 residential units. The latest plan calls for a 22-storey, 78.45m east tower, and a 35-storey, 117.17m west tower, totalling 676 residential units. Previously comprising entirely of condo tenure, the west tower now delivers 400 purpose-built rental units, while the east tower contains 276 condominium units. Each tower is equipped with three elevators, yielding a ratio of roughly one elevator per 133 units in the 35-storey rental tower, and one per 91 units in the condo tower, with the former requiring high-speed elevator motors for adequate service. Overseen by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/architects-rasch-eckler-associates-ltd.44036\" target=\"_blank\">Architects Rasch Eckler Associates Ltd.<\/a>, a two-storey brick house at 7 Church Street East is to be restored and converted for residential use. By contrast, earlier iterations included over 2,200m\u00b2 of office space and upwards of 500m\u00b2 of retail, along with a higher proposed FSI of 10.7. The development provides 674m\u00b2 of indoor amenity space, though no outdoor amenities are proposed.<\/p>\n<p dir=\"ltr\">The two towers are to be built in phases, starting with the rental tower fronting Main Street. A two-level underground garage supports the project with 208 parking spaces, including 173 for residents and 35 for visitors, down significantly from the 641 to 645 spaces proposed in earlier versions.
