Designed by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/studio-jci.19451\" target=\"_blank\">Studio JCI<\/a> for\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/2027708-ontario-limited.58758\" target=\"_blank\">2027708 Ontario Limited<\/a>, a 16-storey condominium is proposed to rise at the southeast corner of O\u2019Connor Drive and St Clair Avenue East. Four TTC bus routes converge at the intersection, offering access to Danforth Line 2 and the upcoming\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/eglinton-line-5.47725\" target=\"_blank\">Eglinton Line 5<\/a>, both over 2km to the south and north, respectively.\u00a0\u00a0<\/p>\n<p dir=\"ltr\">Spanning 2,654m\u00b2 across two parcels at 793 and 797 O\u2019Connor Drive, the site forms an irregular lot. Currently, 793 O\u2019Connor contains a vacant detached home in deteriorating condition, with its rear yard sloping into a treed ravine that forms part of a designated natural heritage area. The proposed development is set back from the long-term stable top-of-slope, with a 10m buffer established through a Ravine Stewardship Plan prepared by <a rel=\"nofollow noopener\" roboto=\"\" light=\"\" verdana=\"\" helvetica=\"\" arial=\"\" sans-serif=\"\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/urban-forest-associates-inc.44805\" target=\"_blank\">Urban Forest Associates<\/a>.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/06\/58776\/58776-184820.jpg\" data-entity-uuid=\"insert-display_default-5b300398-e56a-4782-8749-59fa7b8c80ba\" data-entity-type=\"file\" alt=\"797 O'Connor Drive, Toronto, Google Maps\" title=\"Looking southeast from St Clair Avenue East and O'Connor Drive to the current site, image retrieved from Google Maps\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/06\/58776\/58776-184820.jpg', true, 'Looking southeast from St Clair Avenue East and O'Connor Drive to the current site, image retrieved from Google Maps'); return false;\"><span class=\"image-description\">Looking southeast from St Clair Avenue East and O&#8217;Connor Drive to the current site, image retrieved from Google Maps<\/span><\/p>\n<p dir=\"ltr\">Surrounding context is varied, including low-rise commercial buildings and residential neighbourhoods to the north and west, and the Taylor-Massey Creek and parkland primarily to the south. Though the intersection is a designated transit corridor in the Official Plan, the immediate context remains low-scale.<\/p>\n<p dir=\"ltr\"><a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/elevate-planning-project-management.55850\" target=\"_blank\">Elevate Planning &amp; Project Management<\/a> has submitted Official Plan and Rezoning applications to the City of Toronto on behalf of the developer. Rising to a height of 55.53m, the building would introduce 219 condominium units atop a 4- to 6-storey podium that wraps the site\u2019s O\u2019Connor and St Clair frontages. Total Gross Floor Area is proposed at 16,145m\u00b2, with 15,936m\u00b2 dedicated to residential use and 209m\u00b2 allocated to street-facing retail space, split into two commercial bays. The building would be served by two elevators, equating to approximately one for every 110 units, a ratio that would necessitate high-speed motors for adequate response times. Nearly 45% of the units are planned as two- and three-bedroom suites, in response to family-sized housing demand.<\/p>\n<p dir=\"ltr\">A two-level underground garage would provide 31 vehicular parking spaces for residents, 15 for visitors, and 8 for retail. Northeast of the site, a 10-storey building is proposed at\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/968-oconnor.38679\" target=\"_blank\">968 O\u2019Connor<\/a>. Larger-scale developments are concentrated closer to Lines 2 and 5, as well as west of the Don Valley Parkway. Further southeast, on the other side of the river,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/bela-square.31626\" target=\"_blank\">Bela Square<\/a> is wrapping up construction at 35 storeys with a proposed 40-storey\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/bela-square-phase-2.55664\" target=\"_blank\">second phase<\/a>.
