Steps from Finch Station in the Newtonbrook West area of North York and within its Major Transit Station Area where the Province encourages high density development, a 38-storey purpose-built rental tower is being proposed at\u00a041 through 47 Hendon Avenue<\/a>. Designed by\u00a0Arcadis<\/a> for\u00a0Capital Developments<\/a> and\u00a0Kilmer Group<\/a> (operating as 41H Development Limited Partnership), the proposal would add purpose-built rental units within walking distance of the current terminal station for Yonge Line 1, although the line set to be extended north to Richmond Hill<\/a> over the coming decade.<\/p>\n The site is a consolidated 1,811m\u00b2 parcel at the southwest corner of Hendon Avenue and Greenview Avenue. Currently occupied by four single-storey detached houses, it is within the North York Centre Secondary Plan area, just west of Yonge Street and the north entrance to the station. The immediate context is a mix of aging low-rise dwellings and emerging high-rise developments, with Hendon Park and several residential towers located nearby.\u00a0<\/p>\n Prior to the current proposal, 45 Hendon Avenue<\/a> had been the subject of\u00a0a 3-storey infill application<\/a> designed by\u00a0Icon Architects<\/a> for\u00a0Camrich Holdings<\/a>, for which was zoning was approved in 2022, although the application was later withdrawn. The site was listed for sale in 2024, and the new development team has now submitted Official Plan Amendment, Zoning By-law Amendment, and Site Plan Control applications to the City of Toronto for the expanded site.<\/p>\n Rising 38 storeys and reaching a height of 126.67m, the project would deliver 399 purpose-built rental units. Vertical circulation would be supported by four elevators, averaging roughly one per 100 units. The ground floor would include two townhouse-style units facing Hendon, while retail space is planned along the Greenview frontage of the three-storey podium section.\u00a0<\/p>\n The proposal includes a total Gross Floor Area of 27,842m\u00b2, comprising 27,794m\u00b2 of residential and 48m\u00b2 of retail, resulting in a Floor Space Index of 15.37 times coverage of the lot. The building would provide 519m\u00b2 of indoor and 599m\u00b2 of outdoor amenities, arranged across the ground and second floors.\u00a0<\/p>\n Below grade, the project includes 2.5 levels of underground parking, with a partial level below P2 on the east end. The garage would accommodate 64 spaces for residents, including 10 accessible spaces, and 5 for visitors. Three pickup and drop-off spaces are also included in the layout. The development proposes 272 long-term and 38 short-term bicycle spots, with 10 publicly accessible and 41 outfitted for electric bikes.<\/p>\n The site is just a 5-minute walk from Finch station on Line 1, connecting to TTC subway service, GO and Viva buses, and a wide network of surface routes. Traffic circulation in the area is also set to benefit from the future Beecroft Road Extension, a collector road west of Yonge Street, which will connect to Greenview Avenue at Finch Avenue.<\/p>\n The proposal joins other project and proposals set to intensify the Yonge and Finch area. Just north of the site,\u00a040\u201348 Hendon<\/a> is proposed at 11 storeys, while\u00a030\u201336 Hendon<\/a> seeks 46. Southeast of the site,\u00a0Olive Residences<\/a> is rising to 31 storeys, with new proposals nearby at\u00a050 Finch East<\/a> (21 storeys) and\u00a05576 Yonge<\/a> (23 and 35 storeys). To the northeast,\u00a0Plaza on Yonge<\/a> is under construction at 32 storeys, with additional proposals at\u00a0Inez Court<\/a> (32 storeys),\u00a0M2M Condos Block 3<\/a> (38 storeys),\u00a0M2M Squared<\/a> (34 and 40 storeys), and\u00a05800 Yonge<\/a>, where four towers ranging from 46 to 54 storeys are planned.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
