Three new towers have cleared a major hurdle on Eglinton Avenue just west of Yonge Street, as a consolidation of two adjacent\u00a0Madison Group<\/a> submissions has been approved in principle at the Ontario Land Tribunal. Scaled from 40 to 49 storeys, Audax<\/a> has reworked previous proposals for\u00a050-90 Eglinton West<\/a> and\u00a017-41 Henning Avenue<\/a> into an integrated development plan that would add new parkland while conserving a 1920s substation facade.<\/p>\n The new designs for both sites were prepared by\u00a0Audax, taking over from\u00a0Turner Fleischer Architects<\/a> as Design Architect. The revisions react to years of feedback and appeals across the two sites. Heights have been trimmed on Eglinton and increased on Henning, redistributing density while addressing shadowing and transition concerns. The proposal combines retail-lined towers on Eglinton with a quieter, mid-block high-rise on Henning, forming an L-shaped footprint within walking distance of Eglinton station in Yonge Line 1 and soon also Eglinton Line 5<\/a>.<\/p>\n The combined site spans the south end of a block bounded by Eglinton Avenue West to the south, Henning Avenue to the west, and Duplex Avenue to the east. It includes the full addresses of 50 through 90 Eglinton West and 17 through 41 Henning Avenue, consolidated into one coordinated development site of 6,176m\u00b2.\u00a0<\/p>\n The block currently contains a mix of commercial buildings, a surface parking lot, and low-rise residential dwellings, along with a 1920s-era Toronto Hydro building. Surrounding uses include mid-rise apartments to the west, low-rise homes to the north, and the existing and planned high-rise cluster surrounding Yonge and Eglinton to the east.<\/p>\n The revised Eglinton Avenue site now feature two towers rising 46 (159.58m) and 49 storeys (169.03m), down from the previously proposed 46 and 58 storeys. Together, the towers would contain 1,101 condominium units, down from 1,206. The Gross Floor Area (GFA) for the design totals 69,379m\u00b2, yielding a Floor Space Index (FSI) of 13.18 time lot coverage. Of this, 66,241m\u00b2 is residential, while 3,138m\u00b2 is reserved for retail use fronting Eglinton Avenue West.<\/p>\n Amenity areas remain largely consistent with the previous plan, offering 1,887m\u00b2 indoors and 866m\u00b2 outdoors. Architectural plans call for six elevators per tower, or about one for every 92 units, indicating good response times. Below grade, a three-level garage would provide 217 vehicle spaces, down from 230 previously, as well as 924 long-term and 116 short-term bicycle parking spaces.\u00a0<\/p>\n The Henning Avenue assembly occupies a mid-block area that would be redeveloped with 40 storeys rising to a height of 137.6m, an increase from the 34 storeys and 119m originally proposed. The updated design includes 458 condominium units, up from 390 in the earlier submission, served by four elevators, or approximately one for every 115 units, up from 95 units previously. High-speed motors would be required for adequate service here.<\/p>\n The GFA would total 30,767m\u00b2, (up from 25,490m\u00b2), all of it residential, resulting in an FSI of 15.13 times lot coverage. Amenity areas entail 687m\u00b2 indoors and 479m\u00b2 outdoors. A two-level underground garage would include 45 residential parking spaces, consistent with the previous proposal, along with 352 long-term and 88 short-term bicycle parking spaces. A central feature of the approved plan is a new 589m\u00b2 public park to be conveyed to the City at the north end of the site, fronting Henning Avenue.\u00a0<\/p>\n Located roughly 235m northwest of Eglinton station, the site benefits from close access to Line 1 and the soon-to-open Line 5. Avenue Road station on Line 5 is situated about 360m to the west. TTC bus routes operate along Eglinton Avenue.<\/p>\n The updated plans were approved in principle by the Ontario Land Tribunal in March, 2025, following a settlement between Madison Group and the City of Toronto. The decision resolves two separate appeals under a consolidated framework. Final approval remains subject to a series of conditions, including detailed engineering reviews, execution of a heritage easement agreement for the Toronto Hydro building, and completion of parkland conveyance. A Final Order from the Tribunal will be issued once these conditions are satisfied.<\/p>\n The projects are within the Midtown Toronto’s intensifying Yonge\u2013Eglinton node. Directly east at\u00a036 Eglinton West<\/a>, a 59-storey tower is proposed, while\u00a01 Eglinton East<\/a> is slated for 65 storeys. To the northeast,\u00a02350<\/a> and\u00a02346 Yonge<\/a> would rise 50 and 56 storeys, respectively. Southeast,\u00a02180 Yonge<\/a> is set to deliver five towers ranging from 45 to 65 storeys. Madison\u2019s projects at\u00a0110<\/a> and\u00a0150 Eglinton East<\/a>, designed by\u00a0Rafael Vin\u0303oly Architects<\/a>, would each feature twin towers at 58 and 61 storeys.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
