Aspen Ridge Homes<\/a> has submitted a Site Plan Approval application for a 39-storey residential tower<\/a> as the next phase of redevelopment in their Crosstown Community<\/a> at Don Mills Road and Eglinton Avenue East. Designed by Core Architects<\/a>, the tower is in a space referred to as Block 6C of the Crosstown Masterplan, facing Eglinton Avenue along the south side of the 60-acre, multi-phase development. Phases already complete or underway include One Crosstown Towers I, II, and III, plus The Crest<\/a> and more to the west, the Crosstown Place<\/a> office building to the east, and the Generations<\/a> tower to the north, while townhome blocks<\/a> and a future recreation centre<\/a> are planned nearby.\u00a0<\/p>\n Crosstown Community was previously the Celestica campus, an industrial site first developed as the headquarters of IBM\u2019s Canadian operations. Following Celestica\u2019s relocation, a multi-phase redevelopment plan, originally dubbed the Wynford Green Master Plan, was approved in 2019 through an Official Plan Amendment, a subdivision plan, and site-specific rezoning. Dubbed the Crosstown Community when Aspen Ridge purchased it, the area is becoming a dense, mixed-use, transit-oriented district unfolding around Don Valley station<\/a> on the soon-to-open Eglinton Line 5<\/a>, which will eventually also become an interchange with Ontario Line 3<\/a>.<\/p>\n This latest application calls for a 39-storey residential tower reaching 130.0m, rising above a six-storey podium. The 2,602m\u00b2 block is currently vacant, but is undergoing site servicing. It is bounded by Eglinton Avenue East to the south, Block 6B to the west, and new internal streets Steve Podborski Road to the north, and Mike Palmateer Road to the east. The tower would deliver 452 condominium units within a total Gross Floor Area of 30,535m\u00b2, all of it residential, and a Floor Space Index of 12.39 times lot coverage. The unit mix includes 1 studio, 262 one-bedroom, 153 two-bedroom, and 36 three-bedroom suites.\u00a0<\/p>\n Amenity areas would be located at the ground level and seventh floor, where a landscaped outdoor terrace is planned. The proposal includes 750m\u00b2 of indoor and 1,076m\u00b2 of outdoor amenities. Below grade, a five-level underground garage would house 158 residential and 11 visitor parking spaces. For cyclists, plans include 489 long-term and 46 short-term bicycle spots.<\/p>\n The site is located a short walk west from the future Don Valley station. Entrances to the LRT and its associated bus terminal are already in place at Eglinton and Don Mills, while the elevated Ontario Line terminal station, currently under construction, is planned on the northeast corner of the intersection. Cycling infrastructure includes dedicated lanes on Eglinton Avenue East and planned bike routes throughout the site, offering connections to the Don Valley Trail and Leaside Rail Spur Trail.<\/p>\n Block 6C joins high-rise development in and around the Crosstown Community including the aforementioned 27-storey Generations tower, One Crosstown Towers I, II, III, along with the mid-rise Crest, ranging from 8 to 39 storeys, and more. Beyond the community to the west, 1075 Leslie Street<\/a> proposes five towers between 13 and 49 storeys, while to the east, 15 Gervais Drive<\/a> seeks approval for a 40-storey tower. South of the site, intensification includes proposals at 770 Don Mills<\/a> (37 to 48 storeys), 805 Don Mills<\/a> (26 and 48 storeys), 7\u201311 Rochefort Drive<\/a> (30 to 53 storeys), and 793 Don Mills<\/a> (38 to 60 storeys).<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
