Notably, though, the revised massing also softens shadow impacts on Berczy Park and preserves more of the CN Tower view corridor along Front Street from the east, including from popular vantage points. Situated steps from Union Station and directly connected to Toronto\u2019s PATH network, the, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/kpmb-architects.8018\" target=\"_blank\">KPMB Architects<\/a>-designed tower, with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/core-architects.7969\" target=\"_blank\">Core Architects<\/a> as Architect of Record, advances Brookfield\u2019s long-anticipated third phase for the site.<\/p>\n<p dir=\"ltr\">The parcel sits on the north side of Front between Yonge and Bay streets, forming the southern edge of the Brookfield Place complex. Currently occupied by a 14-storey office building, the property is surrounded by high-density office towers, heritage landmarks, and retail.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/07\/58972\/58972-186004.jpeg\" data-entity-uuid=\"insert-display_default-32a63fd6-42c5-4d25-a71c-be7fd6bb9254\" data-entity-type=\"file\" alt=\"20 Front West, Toronto\" title=\"Looking northeast to the current site, image from submission to City of Toronto\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/07\/58972\/58972-186004.jpeg', true, 'Looking northeast to the current site, image from submission to City of Toronto'); return false;\"><span class=\"image-description\">Looking northeast to the current site, image from submission to City of Toronto<\/span><\/p>\n<p dir=\"ltr\">Originally built in 1923 as the Gowans Kent Building, the site was long envisioned as the location for Brookfield Place\u2019s third commercial tower, a plan that stalled during the early 1990s recession. The office building \u2014 which was extended by four floors in the mid-1980s \u2014has remained underused in the decades since.\u00a0<\/p>\n<p dir=\"ltr\">Brookfield\u2019s proposal to adaptively reuse the heritage base was granted Zoning By-law Amendment, Official Plan Amendment, and heritage approvals by City Council in July, 2024. Overseen by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/era-architects.7982\" target=\"_blank\">ERA Architects<\/a>, ground-level improvements planned include reinstating the east storefront entrance to its original heritage location and new glazing and arched openings for the west facade fronting Brookfield Place&#8217;s Garden Court.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/07\/58972\/58972-186001.jpg\" data-entity-uuid=\"insert-display_default-1ed4ce5a-f6e2-48ea-9c3f-e3cc3447a548\" data-entity-type=\"file\" alt=\"20 Front West, Toronto, designed by KPMB Architects for Brookfield Residential\" title=\"Looking northeast to the podium, designed by KPMB Architects for Brookfield Residential\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/07\/58972\/58972-186001.jpg', true, 'Looking northeast to the podium, designed by KPMB Architects for Brookfield Residential'); return false;\"><span class=\"image-description\">Looking northeast to the podium, designed by KPMB Architects for Brookfield Residential<\/span><\/p>\n<p dir=\"ltr\">The <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2023\/05\/53-storey-infill-rental-tower-proposed-brookfield-place.52532\" target=\"_blank\">previous 52-storey submission<\/a> was filed in May, 2023. The revised proposal calls for a 40-storey purpose-built rental tower rising 134.92m (down from 175m), containing 480 residential units, decreased from 599. Of these, 16 would be secured as affordable rental units. Brookfield notes that average unit sizes remain unchanged despite a reduced floor-plate.<\/p>\n<p dir=\"ltr\">Gross Floor Area has been trimmed to 35,113m\u00b2, down from 44,304m\u00b2, with the bulk allocated to residential use at 30,205m\u00b2. Retail would front Front Street West at grade, expanding to 625m\u00b2, an increase from the original 546m\u00b2. Consequently, the Floor Space Index has been scaled back from 30.79 to 24.4 times coverage of the 1,439m\u00b2 site.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/07\/58972\/58972-186010.jpg\" data-entity-uuid=\"insert-display_default-5f184234-a31f-4e5a-8544-cec310059977\" data-entity-type=\"file\" alt=\"Site plan, 20 Front West, Toronto, designed by KPMB Architects for Brookfield Residential\" title=\"Site plan, designed by KPMB Architects for Brookfield Residential\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/07\/58972\/58972-186010.jpg', true, 'Site plan, designed by KPMB Architects for Brookfield Residential'); return false;\"><span class=\"image-description\">Site plan, designed by KPMB Architects for Brookfield Residential<\/span><\/p>\n<p dir=\"ltr\">The updated plan proposes 1,929m\u00b2 of total amenity area, down from 2,457m\u00b2, comprised of 1,560m\u00b2 indoors and 369m\u00b2 outdoors. Directly across the street, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/one-front.33354\" target=\"_blank\">One Front<\/a> is proposed at 45 and 49 storeys, while just south of that, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/cibc-square.5750\" target=\"_blank\">CIBC SQUARE<\/a> is adding a 50-storey second phase to it initial 49-storey phase now completed to the south. To the east, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/45-esplanade.46975\" target=\"_blank\">45 The Esplanade<\/a> is seeking approval for 39 storeys. Northward, major proposals include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/49-51-yonge-street.46641\" target=\"_blank\">49-51 Yonge<\/a> at 62 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/191-bay.30327\" target=\"_blank\">191 Bay<\/a> at 64 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/60-yonge-street.58391\" target=\"_blank\">60 Yonge<\/a> at 65 storeys, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/55-yonge.44518\" target=\"_blank\">55 Yonge<\/a> at 68 storeys. Further south, towers at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/sugar-wharf-condominiums-phase-2.28462\" target=\"_blank\">Sugar Wharf Phase 2<\/a> are planned to reach up to 85 storeys, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/pinnacle-one-yonge.6918\" target=\"_blank\">Pinnacle One Yonge<\/a> is under construction, including the 106-storey SkyTower, set to become Canada\u2019s tallest building.<\/p>\n<p dir=\"ltr\">Construction staging for 20 Front West has been approved to begin in August, 2025, with a sidewalk closure and curb lane occupation along the north side of Front Street West extending through to the end of 2030.<\/p>\n<p roboto=\"\" light=\"\" verdana=\"\" helvetica=\"\" arial=\"\" sans-serif=\"\" dir=\"ltr\">UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
