A 46-storey tower has beed proposed at the northeast corner of Weston Road and Eglinton Avenue West in Toronto\u2019s Mount Dennis neighbourhood. Developed by Republic Developments<\/a> and Silver Hotel Group<\/a>, the tower would rise next to Mount Dennis station<\/a>, the initial western terminus of the upcoming Eglinton Line 5<\/a> Crosstown LRT and a new stop on the Union Pearson Express, anticipated for opening later this year. Designed by SvN<\/a>, the mixed-use project at 1151 Weston Road<\/a> with additional frontage on Hollis Street mirrors that of several other nearby proposals set to take advantage of their proximity to the coming transit hub.<\/p>\n The site is currently occupied by a single-storey Scotiabank branch that was designed by architect Gordon S. Adamson in the Mid-Century Modern style. Constructed in 1949 for what was then called the Bank of Nova Scotia, the building was relocated in the 1960s from its original position right at the corner due to road widening. Many of its original design features remain intact, including its emphasis on transparency and accessibility, hallmarks of post-war bank architecture. The building is listed on the City\u2019s Heritage Register, and elements of it would be retained and relocated as part of a new four-storey podium.<\/p>\n Batory Planning + Management<\/a> has submitted Official Plan and Zoning By-law Amendment applications to the City on behalf of the developers. The 46-storey residential tower would rise 152.99m high, with 512 units atop a four-storey podium. The building would include four elevators, equating to a ratio of 1 elevator per 128 units, necessitating high-speed motors to ensure acceptable service levels.<\/p>\n The development would deliver a total Gross Floor Area of 32,923m\u00b2, with 32,608m\u00b2 allocated to residential use and 315m\u00b2 to retail at grade. The resulting Floor Space Index is 25.1 times coverage of the 1,311m\u00b2 site. Amenity spaces would be split between 1,122m\u00b2 indoors and 210m\u00b2 outdoors. Indoor amenities are proposed throughout the podium, while outdoor space would be located on a terrace above the heritage base.\u00a0<\/p>\n The tower would be centrally positioned, stepped back from all property lines to reduce shadow impacts. The podium plan includes a two-part base: a four-storey new structure and the reassembled facades of the heritage-listed Scotiabank building. The heritage elements would be relocated to the southwest corner of the site, closer to their original position at Weston and Eglinton, to act as the front of retail space.<\/p>\n Below grade, a three-level underground garage would provide 15 parking spaces for residents and 8 for visitors. A total of 327 bicycle parking spaces are proposed, split between 293 long-term and 34 short-term spots. The building is designed to meet Toronto Green Standards Version 4, including EV outlets for all residential parking stalls.<\/p>\n Platforms of Mount Dennis station are about 200m to the east. The initial western terminus of the upcoming Eglinton Line 5, it will also be served by GO Kitchener Line and UP Express trains. Construction is also advancing<\/a> on the Eglinton Line 5 Crosstown West Extension<\/a>, which will extend the LRT 9.2km west from Mount Dennis through Etobicoke to Renforth Drive, with a projected opening in 2031. The TTC serves the area via bus routes along Weston Road and Eglinton Avenue, while cyclists benefit from immediate access to the Eglinton West multi-use trail, linking to the Humber River Trail and Royal York bike lanes.<\/p>\n Surrounding the site are primarily low-rise mixed-use and residential buildings, but a surge of other tall building proposals are set to transform neighbouring sites in Mount Dennis. To the northeast, 15 Hollis<\/a> is proposed at 48 storeys, while to the northwest, 8 Locust<\/a> is under construction rising to 37 storeys. Nearby major proposals include 9 Oxford<\/a> at 35 storeys, the Denarda Towers<\/a> at 39 and 43 storeys, and 1175 Weston Road & 17 Locust Street<\/a> planned at 38 and 48 storeys.
