It spans 29 to 45 Berwick Avenue, comprising a five-lot assembly located mid-block between Yonge Street and Duplex Avenue. The irregularly-shaped assembly is occupied by three detached houses and two semi-detached dwellings. To the immediate east lies a TTC utility building and the Yonge Line 1 subway corridor, while the north side of Berwick is marked by mid-rise and high-rise development. The proposal seeks a 49-storey residential tower rising 170.15m. A total of 552 condominium units are planned, including 360 one-bedrooms, 137 two-bedrooms, and 55 three-bedrooms. The tower would be served by four elevators, resulting in a ratio of one elevator per 138 units. The latter would be located on the podium rooftop and internal terraces. Below grade, a two-level underground garage is proposed, housing 55 vehicular parking spaces, with 48 for residents and 7 for visitors. To the east, the area includes a 12-storey proposal at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2128-yonge.46337\" target=\"_blank\">2128 Yonge<\/a>, the under-construction 38-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/ys-condos.27699\" target=\"_blank\">Y&amp;S Condos<\/a>, and a multi-tower plan at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2180-yonge.43847\" target=\"_blank\">2180 Yonge<\/a> featuring five towers ranging from 45 to 65 storeys. South of the site, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/davisville.32916\" target=\"_blank\">The Davisville<\/a> is under construction at 12 storeys, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2079-2111-yonge.53901\" target=\"_blank\">2079\u20132111 Yonge<\/a> is proposed at 26 storeys.
