Midtown Toronto\u2019s ongoing transformation continues with a proposal for a 49-storey condominium tower at 41 Berwick Avenue<\/a>, designed by Turner Fleischer Architects<\/a> for Stafford Homes<\/a> and Greybrook Realty Partners<\/a>. Rising just west of Yonge Street to the south of Eglinton Avenue, the development site is located a short walk from Eglinton station and within the boundaries of its Major Transit Station Area.<\/p>\n The developers acquired the site in 2025 through a $22.85 million equity investment. It spans 29 to 45 Berwick Avenue, comprising a five-lot assembly located mid-block between Yonge Street and Duplex Avenue. The irregularly-shaped assembly is occupied by three detached houses and two semi-detached dwellings. To the immediate east lies a TTC utility building and the Yonge Line 1 subway corridor, while the north side of Berwick is marked by mid-rise and high-rise development. Low-rise residential homes remain to the south and west.<\/p>\n Goldberg Group<\/a> has submitted an Official Plan and Zoning By-law Amendment application to the City, concurrent with a Site Plan Approval application, on behalf of the developers. The proposal seeks a 49-storey residential tower rising 170.15m. The building would consist of a four-storey podium topped by a slender point tower.<\/p>\n The proposed development totals 34,589m\u00b2 of Gross Floor Area, all residential, translating to a Floor Space Index of 19.07 on the 1,814m\u00b2 assembly. A total of 552 condominium units are planned, including 360 one-bedrooms, 137 two-bedrooms, and 55 three-bedrooms. The tower would be served by four elevators, resulting in a ratio of one elevator per 138 units. High-speed elevators would be required to provide efficient service.\u00a0<\/p>\n Amenity spaces would be distributed across the ground, second, and fifth floors, with 1,779m\u00b2 of indoor amenity area and 429m\u00b2 of outdoor areas. The latter would be located on the podium rooftop and internal terraces. Below grade, a two-level underground garage is proposed, housing 55 vehicular parking spaces, with 48 for residents and 7 for visitors. Bicycle infrastructure includes 249 long-term and 56 short-term spaces.<\/p>\n The site is located about 210m, or a three-minute walk, from Eglinton station, offering access to Yonge Line 1 and the upcoming Eglinton Line 5<\/a>. Cycling infrastructure in the area is improving, with new dedicated cycle tracks recently completed along Eglinton Avenue between Chaplin Crescent and Holly Street, with ongoing work to extend these tracks across the corridor.\u00a0<\/p>\n The proposal joins a rapidly intensifying pocket of Midtown where high-rise development continues to cluster around the station. To the east, the area includes a 12-storey proposal at 2128 Yonge<\/a>, the under-construction 38-storey Y&S Condos<\/a>, and a multi-tower plan at 2180 Yonge<\/a> featuring five towers ranging from 45 to 65 storeys. South of the site, The Davisville<\/a> is under construction at 12 storeys, while 2079\u20132111 Yonge<\/a> is proposed at 26 storeys. Closer to the station, greater intensification is found with proposals including 17\u201341 Henning<\/a> at 40 storeys, 50\u201390 Eglinton West<\/a> at 46 and 49 storeys, 36 Eglinton West<\/a> at 59 storeys, and 1 Eglinton East<\/a> at 65 storeys.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file with yet more renderings, linked below.
