The funding, delivered through the Canada Mortgage and Housing Corporation (CMHC), comes at a time when new rental supply remains a central challenge in Toronto.<\/p>\n<p dir=\"ltr\">The funding was announced during a public event, held at the project site and attended by Minister of Housing and Infrastructure Gregor Robertson and Medallion representatives. Since launching, the program has committed more than $23 billion in loans to support over 59,000 new rental units nationwide. Vivant on Bedford Park joins a growing list of projects using the program to deliver stable, long-term rental housing in high-demand urban areas, with a focus on middle-income households and growing urban centres like Toronto. Covering an area of 2,823m\u00b2, the southern portion of the site housed a six-storey office building, vacant for approximately a decade, which was demolished this Spring. Located in the Ledbury Park neighbourhood of North York, the site is three blocks north of Lawrence Avenue West. After efforts to secure a seniors housing operator were unsuccessful, Medallion shifted the program and pursued a Minor Variance in 2020 to convert the use to standard rental apartments. Approved in late 2021, the proposal has undergone multiple rounds of Site Plan Approval revisions, with updated plans and studies submitted between 2020 and 2025.<\/p>\n<p dir=\"ltr\">With zoning in place, Brown Dryer Barristers &amp; Solicitors recently submitted a revised Site Plan Approval application to the City of Toronto on behalf of the developer to cover the final details. Rising to 31.1m, it will contain 159 purpose-built rental units within a total Gross Floor Area of 13,930m\u00b2, for a Floor Space Index of 4.98.
