Regent Park has undergone a two-decade revitalization led by the Toronto Community Housing Corporation<\/a> with its development partner for the first three phases, The Daniels Corporation<\/a>. UrbanToronto\u2019s last update<\/a> was in March, 2025, when the final stage of Phase 3, Daniels on Parliament,<\/a> had topped off. Designed by Superk\u00fcl<\/a> with KIRKOR Architects and Planners<\/a> as Architect of Record, the development at the southeast corner of Parliament and Gerrard includes a 10-storey north building and a 25-storey south tower.<\/p>\n This month, looking northwest toward the east elevation, the exterior envelope is nearly complete. Above the brick-faced precast panelling on the base levels, the 25-storey south tower is clad up to the 24th floor in Exterior Insulation Finishing System (EIFS) panels, gradually lightening as it rises from steel grey to white. The mechanical penthouse is clad in white, with the crane still overhead and the construction hoist still attached to the south elevation. Meanwhile, the mid-rise is largely clad, aside from the hoist on the east elevation. Articulated boom lifts are active at grade on lower levels of both buildings.<\/p>\n Looking southeast, the high-rise\u2019s cladding is one residential level short of full coverage on both its north and west elevations.<\/p>\n A close-up of the mid-rise highlights the massing across the C-shaped podium structure, with the volumes flanking the central courtyard. Above the warm brick, the elevation steps back and shifts to grey on the left and white on the right. Inset balconies are seen on the right, with projecting balconies along the south elevation.\u00a0<\/p>\n Viewed from the northwest corner of Parliament and Gerrard, construction hoarding remains in place along both streets, fronting a future retail space framed by a painted curtain wall and metal canopy. The brick-faced precast features modular running bond in blended and dark red tones across the podium levels, comprised of dark and light Ironspot tones. On the 10-storey north wing, a zig-zag pattern of dark framing divides the brick and white upper levels.\u00a0<\/p>\n From the laneway on the west side of Parliament Street, this vantage point shows the walkway linking the mid-rise and tower. The latter features two columns of projecting balconies, rising alongside two vertical bands of pre-finished window wall with black spandrel panels, with a third column of balconies on the right. Seven storeys of brick ground the base, with a distinct eighth floor in dark grey. At the ninth floor, the cantilevered volume on the north side projects over the podium. Glazing installation appears mostly complete up to the 22nd floor.<\/p>\n Daniels on Parliament stands at 40.7m and 88.25m, and will deliver 643 condominium units.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
