A major redevelopment has been proposed at 245 Eglinton Avenue East<\/a> just across from the Mount Pleasant station<\/a> entrances on the upcoming Eglinton Line 5<\/a>. Designed by Superk\u00fcl<\/a> for Crestview Investment Corporation<\/a>, the two-tower, mixed-use development would rise 60 and 65 storeys in Midtown Toronto.<\/p>\n Situated on the southeast corner of Eglinton Avenue East and Mount Pleasant Road, the site also has some frontage along Taunton Road to the east. Currently occupied by a four-storey commercial and office building, the site is within the Yonge\u2013Eglinton Secondary Plan area,where high-rise growth is concentrated along transit corridors. At the same time, low-rise homes define areas to the south and east.<\/p>\n The existing building has long served as a commercial hub, with ground-floor retail and upper-storey office space forming part of the area’s mid-century streetscape. Tenants such as the Granite Brewery have contributed to the site\u2019s local character. While not heritage-designated, the structure\u2019s arcade-lined frontage has made it a familiar presence along Eglinton.\u00a0<\/p>\n Colliers Strategy & Consulting<\/a> has submitted an Official Plan and Zoning By-law Amendment application to the City of Toronto on behalf of the developer. The proposal calls for towers rising 199.3m and 214.3m at the western and eastern ends of a shared podium. The towers would sit atop a 2- to 3-storey base building, with a 542m\u00b2 POPS (Privately-Owned Publicly-accessible Space) anchoring the northwest corner.<\/p>\n The development would have a Gross Floor Area (GFA) of 87,438m\u00b2, yielding a Floor Space Index of 18.1 times coverage of the 4,816m\u00b2 lot. Fifteen per cent of the one-bedroom units are designed to be convertible to two-bedroom units via demising walls. At grade, townhouse units would front Taunton Road, while retail uses are concentrated along Mount Pleasant and Eglinton. The proposal includes 84,588m\u00b2 of residential GFA and 2,850m\u00b2 of retail GFA.<\/p>\n The design includes 3,727m\u00b2 of indoor and 1,386m\u00b2 of outdoor amenities. Indoor amenities are planned for floors two and four of both towers, and the third floor along Mount Pleasant. A large outdoor terrace would be located atop the second floor, positioned between the towers, with additional outdoor space on the third floor.<\/p>\n Twelve elevators (six per tower) are proposed for the 1,278 residential units, resulting in a ratio of roughly one elevator per 107 units, with elevators in the shorter tower likely to have less lengthy wait times. Below grade, a three-level underground garage would provide 86 residential, 27 retail, and 14 visitor parking spots. Bicycle parking would include 1,157 long-term residential, 262 short-term visitor, 16 non-residential, and 10 publicly accessible spots.<\/p>\n The site is directly across from the entrances to the upcoming Mount Pleasant station, placing it within its Major Transit Station Area where the Province encourages high densities. One stop to the west, or 750m west (about a 10-minute walk) is Eglinton Station on Yonge Line 1. In addition to higher-order transit, several TTC surface routes serve the area, along with raised cycle tracks along Eglinton Avenue East and nearby connections to the Kay Gardner Beltline Trail via Broadway Avenue.<\/p>\n The proposal at 245 Eglinton East joins a wave of intensification across Midtown. To the west, active proposals include 181 Eglinton East<\/a> at 21 storeys and 191 Eglinton East<\/a> at 52 storeys. To the south, towers are proposed at 750 Mount Pleasant<\/a> (35 storeys), 61 Brownlow<\/a> (55 and 59 storeys), and 54 Brownlow<\/a> (60 storeys). Development continues with the Briton House expansion<\/a> (21 storeys), 733 Mount Pleasant Road<\/a> (27 storeys), and 226 Soudan Avenue<\/a> (46 storeys). North of the site, dual 59-storey towers are planned at 299 Roehampton<\/a>, with 808 Mount Pleasant<\/a> proposed at 61 storeys. Further west, tower proposals include 141 Roehampton<\/a> (58 storeys), two dual-tower plans designed by Rafael Vin\u0303oly Architects<\/a> at 110<\/a> and 150 Eglinton East<\/a> reaching up to 61 storeys, and 120 Eglinton East<\/a> (70 storeys).<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
