Designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/core-architects.7969\" target=\"_blank\">Core Architects<\/a>, the 37-storey tower would rise on the site\u2019s western portion, introducing market-rate rental units within walking distance of Davisville station. A through lot between 55 and 77 Davisville Avenue, the property extends south to Balliol Street. The 29-storey rental building on the east side of the lot has 483 units. After Brookfield acquired the property in September, 2024, the plan was revised to a single building rising to 127.5m, with a shorter 4-storey base along Davisville Avenue.\u00a0<\/p>\n<p dir=\"ltr\"><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/08\/59144\/59144-187000.jpg\" data-entity-uuid=\"insert-display_default-40af4b55-8a2d-499b-9291-6117c800d0d7\" data-entity-type=\"file\" alt=\"55 Davisville Avenue, Toronto, Google Maps\" title=\"Looking southeast to the current site, image retrieved from Google Maps\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/08\/59144\/59144-187000.jpg', true, 'Looking southeast to the current site, image retrieved from Google Maps'); return false;\"><span class=\"image-description\">Looking southeast to the current site, image retrieved from Google Maps<\/span><\/imgx><\/p>\n<p dir=\"ltr\">The proposal contains 400 market-rate rental units, adding to the 483 existing units on site for a total of 883 across both buildings. The total Gross Floor Area of the 7,610m\u00b2 site would reach 62,100m\u00b2, with 29,271m\u00b2 allocated to the new building, resulting in a Floor Space Index of 11.34 times coverage of the new parcel and 8.9 times overall. The building would be served by four elevators, equivalent to one elevator per 100 units, indicating adequate service at most times.<\/p>\n<p dir=\"ltr\">Amenity space would total 774m\u00b2 indoors and 733m\u00b2 outdoors. Indoor amenities are planned at grade and on the fifth floor, with the upper level connected to a rooftop outdoor terrace. Of the 383 total parking spaces across the site, 61 would be allocated to 55 Davisville, including 53 resident spaces, 6 for visitors, and 2 at-grade pick-up\/drop-off spots. Bicycle infrastructure would include 360 long-term and 80 short-term spaces.\u00a0<\/p>\n<p dir=\"ltr\">The site is about 300m, or a five-minute walk, from Davisville station, while Davisville Avenue is also served by buses, with stops within a two-minute walk. Protected bicycle lanes on Yonge Street connect to the Beltline Trail.
