Designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/montgomery-sisam-architects.8027\" target=\"_blank\">Montgomery Sisam Architects<\/a> for <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/createto.7659\" target=\"_blank\">CreateTO<\/a>, the plan features a 41-storey tower and a 6-storey mid-rise at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/9-shortt-street.59166\" target=\"_blank\">9 Shortt Street<\/a>. The property is framed by retail uses to the east and south, detached houses and a church to the west, and Ramsden Road to the north.<\/p>\n<p dir=\"ltr\">City Council first moved to study the site\u2019s redevelopment potential in March, 2021, directing CreateTO to assess options for adding housing on the municipally owned lot. A City-initiated Zoning By-law Amendment has been submitted calling for a 6-storey, 24m-tall mid-rise on the east side, and a 41-storey tower rising 136.5 m on the west side, separated by a mid-block pedestrian connection. The garage would house 42 vehicle spaces, with 36 for residents and 6 for visitors. To the southwest, the 9-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/cricket-park-residences.43107\" target=\"_blank\">Cricket Park Residences<\/a> is under construction, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1901-eglinton-avenue-west.56959\" target=\"_blank\">1901 Eglinton Avenue West<\/a> is seeking approval for a 34-storey tower. Northeast, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2402-dufferin-street.46628\" target=\"_blank\">2402 Dufferin Street<\/a> is planned at 4 and 34 storeys. Around the station itself are multiple high-rise proposals, including <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/lux-eglinton-condos.55848\" target=\"_blank\">Lux Eglinton Condos<\/a> at 30 storeys; <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1685-eglinton-avenue-west.56757\" target=\"_blank\">1685<\/a>, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1711-eglinton-west.56715\" target=\"_blank\">1711<\/a>, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1801-eglinton-avenue-west.42932\" target=\"_blank\">1801 Eglinton Avenue West<\/a> at 37, 39, and 41 storeys, respectively, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/632-652-northcliffe.49704\" target=\"_blank\">632-652<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/645-northcliffe.46443\" target=\"_blank\">645 Northcliffe<\/a> at 40 and 42 storeys.
