Standing side-by-side to the south of Mill Street on Parliament in Toronto\u2019s Distillery District, The Goode Condos<\/a> and No. 31 Condos<\/a> are reshaping this corner of the neighbourhood with distinct architectural expressions. Designed by architects\u2014Alliance<\/a> for Graywood Developments<\/a>, Goode Condos at 33 Parliament Street rises to 33 storeys, while No. 31 Condos (for its address at 31 Parliament Street) is heading to 46 storeys. Designed by Arquitectonica<\/a> with Arcadis<\/a> as Architect of Record, it is being developed by Lanterra Developments<\/a> and Westdale Properties<\/a>.\u00a0<\/p>\n Since UrbanToronto last provided an update<\/a> on the pair in March, 2025, Goode Condos\u2019 (rendering above) crane has come down, while No. 31 (rendering below) is now many storeys above ground and is having cladding applied to it.<\/p>\n Looking south to the podium of The Goode Condos in June, 2025, we see completed curtainwall glazing at grade of the complex’s curve-cornered, north-projecting retail\/restaurant pavilion above which will be an outdoor amenity terrace. To the right, the construction hoist rises on the tower’s east elevation. The tower and podium are clad in a mix of hand-laid brick, black spandrel panels, and window wall. Some concrete slab edges await cladding, with some showing blue weatherproofing that will be covered when complete.<\/p>\n In this northeast-facing view, The Goode Condos (left) stands topped off at 33 storeys, its crane removed following dismantling by the derrick seen atop the mechanical penthouse. Glazing is mostly complete, while sections of blue weatherproofing and insulation remain exposed on the south elevation of the penthouse. Glass balcony guards are in place up to the 30th floor.<\/p>\n To the right, No. 31 Condos rises to 17 storeys, with formwork underway for the 18th-floor slab. Glazing has been installed between the seventh and tenth floors.<\/p>\n That same month, crews at No. 31 Condos installed the first sections of brick-patterned precast cladding along the north elevation of No. 31’s podium, with two vertical panels in place and the third being hoisted into place in the image below. The panels are set over a layer of exterior insulation board across the top of the podium’s ground level. The sixth-floor step-back on the east elevation is evident above, with stacks of materials staged atop the podium-top slab.<\/p>\n In July, 2025, No. 31’s west elevation shows brick-patterned precast beginning to frame the podium’s face, with insulation visible along the second and sixth floors in preparation for more cladding. Above, window wall glazing has reached as high as the 12th floor.<\/p>\n Looking southeast across Parliament towards both buildings, The Goode Condos\u2019 hand-laid brick provides a rich texture, while its north elevation\u2019s glass balcony guards are installed to the top residential floor, with sections along the right still awaiting installation. The tower\u2019s white-painted balcony ceilings contrast the darker window wall and spandrel cladding. To the right, No. 31 Condos\u2019 north elevation also features brick-pattern precast cladding, with several bays open for glazing installation. The tower has reached 18 storeys, with formwork in place for the 19th floor.<\/p>\n Looking northwest from across Cherry Street on the edge of the Port Lands, The Goode Condos\u2019 mechanical penthouse is enclosed in black cladding along the south and east elevations, with the derrick removed. The tower\u2019s exterior is largely complete. Meanwhile, No. 31 Condos reaches 20 storeys with a portion of the 21st floor being formed at the east end, and window wall glazing installed up to the 12th floor.\u00a0<\/p>\n The Goode Condos stands 111.4m with 557 residential units, while No. 31 Condos will rise to 153.63 m with 467 units.<\/p>\n UrbanToronto will continue to follow progress on these developments, but in the meantime, you can learn more about them from our Database files, linked below.
