Thirty-five storeys are being proposed on Sheppard Avenue West east of Bathurst Street in Toronto\u2019s Bathurst Manor neighbourhood. 1000967286 Ontario Limited<\/a> has submitted a rezoning application for a condominium tower designed by Graziani + Corazza Architects<\/a> that would be the tallest planned along this stretch of Sheppard.<\/p>\n On the north side of Sheppard east of Canyon Avenue at 500 Sheppard Avenue West<\/a>, the site is currently vacant. The tower is proposed beside a cluster of apartment buildings, including a 17-storey tower at 1 Canyon Avenue to the west and a pair of 20-storey buildings at 15 and 25 Canyon Avenue to the north. The irregularly shaped parcel slopes down to the east toward the Don River West Branch ravine, and was originally part of the adjacent 1 Canyon Avenue property, before being severed in the late 1990s for redevelopment.<\/p>\n Two proposals quickly followed: first an 11-storey building, then a 16-storey scheme that was approved in 2007. The lot has remained undeveloped for nearly two decades, however, despite a sales under the branding\u00a0‘Regency on the Ravine.’ Now under a new landowner, Elevate Planning & Project Management<\/a> has submitted a Zoning By-law Amendment application to the City of Toronto on their behalf. Plans call for a 35-storey, 119.3m tower rising above a five-storey podium, with 22,714m\u00b2 of Gross Floor Area, all residential, and a Floor Space Index (FSI) of 2.79 times coverage of the 8,118m\u00b2 lot.<\/p>\n Inside, the building would house 331 condominium units, with 40% dedicated to family-sized layouts. Residents would be served by four elevators, a ratio of roughly one per 83 units, indicating prompt response times when all elevators are operating. The amenity program entails 667m\u00b2 indoors and 723m\u00b2 outdoors, located on the ground, 5th, and 6th floors. Below grade, a two-level garage would accommodate 60 parking spaces for residents and 19 for visitors, alongside 225 long-term and 23 short-term bicycle parking stalls.<\/p>\n The building is set back from the long-term stable top-of-slope line along the east edge of the site, beyond which the land descends towards the West Don River. A landscaping plan provides for a multi-year restoration to introduce more than 470 new trees and 830 native shrubs to improve the slope.<\/p>\n The site is served by TTC bus routes with stops within 250m, all offering links to the Yonge Line 1 subway at Sheppard\u2013Yonge station, University Line 1 at Sheppard West station, and Bloor Line 2 at Bathurst station. Currently under study is a westerly extension of the Sheppard Line 4 Subway by Metrolinx, which could add a new station close by at Bathurst. Cycling connections are limited on Sheppard, though nearby multi-use trails in Earl Bales Park and along the West Don River provide off-street links.<\/p>\n If built, 500 Sheppard West would be the tallest tower on this part of the Sheppard or Bathurst corridors. To the west, new projects include 740 Sheppard West<\/a> and Privilla<\/a>, both at 9 storeys, Westmount Boutique Residences<\/a> now under construction at 10 storeys, and 665 Sheppard West<\/a> proposed at 11 storeys. To the east, a cluster of proposals includes 307 Sheppard West<\/a> at 9 storeys, 234<\/a> and 245 Sheppard West<\/a> at 11 storeys each, and 325 Bogert Avenue<\/a>, which at 27 storeys comes closest in scale. Taller towers are found near the TTC stations, such as three from 50 to 55 storey towers at 20 De Boers Drive<\/a> near Sheppard West station, and four from 30 to 59 storey towers at 45\u201347 Sheppard East<\/a> by Sheppard\u2013Yonge station.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
