The nearby University Line 1 subway station, meanwhile, has set the stage for higher-density redevelopment within its Major Transit Station Area (MTSA) where the Province seeks new density.<\/p>\n<p dir=\"ltr\"><a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/mhbc-planning.24647\" target=\"_blank\">MHBC Planning<\/a> has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the developers. The proposal envisions a pair of towers rising 116.8m and 126.1m, set atop a 6-storey podium. The complex with 58,179m\u00b2 of Gross Floor Area would have a Floor Space Index of 11.01 times coverage of the 5,576m\u00b2 assembly. For cyclists, provisions include 815 long-term resident stalls, 181 short-term visitor spaces at grade, and 11 publicly accessible spots along Viewmount Avenue.<\/p>\n<p dir=\"ltr\">The site is about 200m west of Glencairn station on University Line 1. TTC buses operate along Marlee Avenue directly out front, and along Glencairn Avenu within walking distance to the north. Cycling facilities already line Marlee Avenue, with planned upgrades to separated tracks and new bikeway connections to the Belt Line Trail and Eglinton Avenue, strengthening east\u2013west links. To the north, applications include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/club-285-condominiums.44775\" target=\"_blank\">Club 285 Condominiums<\/a> at 10 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/wilde.46374\" target=\"_blank\">The Wilde<\/a> at 30 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/280-viewmount.50939\" target=\"_blank\">280 Viewmount<\/a> at 33 storeys, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/262-274-viewmount-avenue.57197\" target=\"_blank\">262\u2013274 Viewmount Avenue<\/a> at 38 storeys. Southward, plans for <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/245-marlee-avenue.57559\" target=\"_blank\">245 Marlee Avenue<\/a> call for towers of 35 and 37 storeys, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/15-romar-crescent.58413\" target=\"_blank\">15 Romar Crescent<\/a> is seeking heights of 38 and 40 storeys.
