In Toronto\u2019s Bayview Village neighbourhood, AC Development<\/a> has returned with a resubmission for 635 Sheppard Avenue East<\/a> that replaces its previously approved 12-storey plan<\/a> with a 30-storey mixed-use condo proposal designed by Icon Architects<\/a>. The tower would rise between Bayview and Bessarion subway stations along Sheppard Line 4.<\/p>\n The site on Sheppard includes 1 Greenbriar Road and sits on the southeast corner of the two streets. Currently occupied by two single-detached houses, it is surrounded by a mix of mid-rise buildings and recently approved tall towers.<\/p>\n Proposals have gone through several iterations since first coming forward in 2021 with an 11-storey plan<\/a> at 41.96m and 134 units, later revised to 12 storeys at 43.9m with 145 units. That version was adopted in 2023, though the latest submission marks a significant departure, more than doubling the previously endorsed scale. Weston Consulting has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the developer.<\/p>\n The proposal calls for a tower rising 98.76m, set atop a 6-storey podium. The tower\u2019s floor-plate of roughly 740m\u00b2 would be stepped back from the north and west edges. Inside, there would be 351 residential units. The design totals 22,416m\u00b2 of Gross Floor Area, split between 22,112m\u00b2 of residential space and 305m\u00b2 of retail at grade fronting Sheppard Avenue East, producing an overall Floor Space Index of 11.23 times coverage of the 2,003m\u00b2 lot.\u00a0<\/p>\n Amenities would be split between 638m\u00b2 indoors and 632m\u00b2 outdoors, located primarily on the seventh floor with an outdoor space at grade. There would be three elevators, equating to one cab for every 117 units, indicating high-speed motors would be required for adequate service.<\/p>\n Parking would be accommodated in a three-level underground garage accessed from Greenbriar Road, with 92 parking spaces for residents and 5 for visitors and retail users. All residential stalls and 25% of visitor spaces would be EV-ready. Plans also include 239 long-term bicycle parking stalls located below grade and 35 short-term racks at street level for retail patrons and visitors.<\/p>\n The site is positioned about 350m west of Bessarion station, or a four-minute walk, and 550m west of Bayview station, about eight minutes on foot, and therefore falls within the Major Transit Station Areas of both, where the Province is encouraging higher densities. Looking ahead, Metrolinx is studying extensions of Line 4, which could introduce new stations to the east or west or both. TTC buses ply Sheppard Avenue, while Oriole GO station on the Richmond Hill Line is just over a kilometre to the east. Cycling infrastructure in the area includes connections to the Esther Shiner Boulevard bike lane and the East Don Trail.\u00a0<\/p>\n 635 Sheppard East joins multiple tall proposals in Bayview Village around Sheppard East. To the north, a 22-storey tower at 680 Sheppard East<\/a> is planned. South of the site, applications call for 23 storeys at 26 Greenbriar<\/a>, 25 storeys at 23 Greenbriar<\/a>, and 36 storeys at 71 Talara Drive<\/a>.\u00a0<\/p>\n To the east, toward Bessarion station, the 12-storey Six99<\/a> is underway alongside King\u2019s Landing at Concord Park Place<\/a>, with three towers of 19 to 31 storeys. Also to the east is the proposal for Burbank Heights<\/a> at 28 and 32 storeys, while further Concord Park Place phases include Block 7<\/a> at 24 and 29 storeys and Block 9<\/a> at 39 and 44 storeys. To the west, toward Bayview station, the Bayview Village North Block<\/a> is under construction with towers ranging from 8 to 21 storeys, while the South Block<\/a> plans for 30 and 31 storeys, and 567 Sheppard Avenue West East<\/a> calls for 46 and 56 storeys.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
