Steps from Keele station, a new 25-storey mixed-use tower has been proposed at 1730 Bloor Street West<\/a> in Toronto\u2019s High Park North neighbourhood. Designed by RAW Design<\/a> for High Park Plaza Limited Partnership<\/a> and Bloor Keele Holdings Inc.<\/a>, the transit-oriented proposal is within a Major Transit Station Area, immediately adjacent to Line 2 on the TTC network, and also within walking distance of the Bloor GO and UP Express station.<\/p>\n The site occupies the northwest corner of Bloor and Indian Grove. Currently home to a one-storey retail plaza with a 7-Eleven and a surface parking lot. The High Park North neighbourhood is defined by a mix of early 20th-century homes north of Bloor, mid- and high-rise apartments west of Keele, and community institutions interspersed with low-rise main street buildings. High Park itself lies to the southwest.<\/p>\n In September, 2023, City staff flagged concerns around stepbacks, tower separation, and public realm improvements during pre-application consultations, leading to revisions in an initial massing concept. A community meeting followed in November, 2023, giving residents a first look at the redevelopment plans.<\/p>\n Now, Bousfields<\/a> has submitted a Zoning By-law Amendment application to the City of Toronto on behalf of the developers to redevelop the corner property with an 89.9-metre tower. At grade, the plan introduces five small-format retail units facing Bloor, a residential lobby accessed from Indian Grove, and an office entrance at the southwest corner. Above the six-storey podium base, the tower would rise with a 566m\u00b2 floorplate.<\/p>\n The building would accommodate 205 condominium units across 14,316m\u00b2 of Gross Floor Area, with a Floor Space Index of 12.2 times coverage of the 1,188m\u00b2 lot. Residential uses make up 13,871m\u00b2, supported by 224m\u00b2 of retail and 221m\u00b2 of office space. The project proposes 725m\u00b2 of amenity space, split between 434m\u00b2 of indoor facilities and 291m\u00b2 of outdoor terraces, all located on the seventh floor. Vertical circulation would be served by two elevators, translating to roughly one elevator per 103 units, indicating the need for high-speed motors, particularly necessary for times when one of the two elevators is out of service or in move-in\/out service.\u00a0<\/p>\n Five at-grade visitor parking stalls are planned, with no long-term residential parking provided owing to the site\u2019s location beside higher-order transit. Bicycle storage would entail 186 long-term stalls located on the P1 level, supplemented by 42 short-term spaces for residents and 10 publicly accessible short-term stalls.<\/p>\n The site is located only 140m, or about a two-minute walk, from Keele Station on Bloor Line 2. Dundas West station lies 550m to the east with the adjacent Bloor GO and UP Express station an 11-minute walk away. Several TTC bus routes converge here, including the 41 Keele, 80 Queensway, 89 Weston, and 189 Stockyards. For cyclists, Bloor Street West forms a key east-west corridor, linking into the West Toronto Rail Path and bikeways through High Park.<\/p>\n The proposal is one of several applications along this stretch of Bloor Street West. To the east, Westbend Residences<\/a> is wrapping up construction at 13 storeys, while proposals at 1728 Bloor<\/a> and 1540 Bloor<\/a> seek heights of 19 and 27 storeys. To the northwest, 299 Glenlake<\/a> is planned at 11 storeys, alongside 111 Pacific Avenue<\/a> planned at 24 and 30 storeys. Further west, High Park Village<\/a> calls for three towers ranging from 11 to 35 storeys, and 21 Oakmount Road<\/a> is proposed at 35 and 43 storeys.\u00a0<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
