The surrounding context reflects the area\u2019s transition, with older slab-shaped apartment buildings and low-rise retail along Dundas to the north, institutional and multi-family residential uses to the south around Islington Junior Middle School and Mabelle Park. The project would deliver 647 rental units within 45,632m\u00b2 of total Gross Floor Area (GFA), for a Floor Space Index of 12.23 times coverage on the 3,735m\u00b2 lot. Amenity areas are planned across 1,395m\u00b2 indoors and 1,129m\u00b2 outdoors, with indoor spaces concentrated on the second and third floors and connected directly to outdoor terraces. Bicycle storage is accommodated through 528 spaces, including 444 long-term and 84 short-term stalls.<\/p>\n<p dir=\"ltr\">The site is located about 750m, or an 11-minute walk, from Islington subway station on Bloor Line 2, where a new accessible entrance and bus terminal are slated for completion by late 2026. The station connects to multiple surface transit routes. To the east, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1276-islington.51041\" target=\"_blank\">1276 Islington<\/a> is planned at 35 storeys, while to the north and northeast, construction is progressing on <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/amica-islington-village.40491\" target=\"_blank\">Amica Islington Village<\/a> at 9 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/12-cordova.34844\" target=\"_blank\">12 Cordova<\/a> at 26 storeys, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/westerly-condos.44357\" target=\"_blank\">Westerly Condos<\/a> at 20 and 27 storeys.
