Designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/wzmh-architects.8075\" target=\"_blank\">WZMH Architects<\/a>, the tower would rise within walking distance from Kipling station. The tweaked plan envisions a 45-storey mixed-use tower rising 143.7m. The design represents a Floor Space Index of 14.08 times coverage of the 2,264m\u00b2 assembly with a Gross Floor Area of 31,632m\u00b2, almost entirely residential, although at grade, the podium would include a 240m\u00b2 commercial frontage along Beamish. At the south end of the property, the proposal also introduces a 209m\u00b2 POPS (Privately-Owned Publicly-accessible Space).<\/p>\n<p dir=\"ltr\">Below grade, two levels of underground parking would house 72 motor vehicle spaces for residents and 5 for visitors. Looking ahead, the Dundas Bus Rapid Transit project is planned, stretching west to Hamilton, providing rapid bus service westward. To the west, plans include the adjacent large-scale <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/six-points-plaza-redevelopment.46831\" target=\"_blank\">Six Points Plaza redevelopment<\/a>, which features six towers from 8 to 45 storeys, with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/six-points-plaza-phase-1.56440\" target=\"_blank\">Phase 1<\/a> calling for a 36-storey building, while towers at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/8-jopling-ave-s.40131\" target=\"_blank\">8 Jopling Avenue South<\/a> (29 and 38 storeys), <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/5-jopling-south.49272\" target=\"_blank\">5 Jopling South<\/a> (39 storeys) are planned just to the west of it. To the south along Dundas, proposals at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/5238-dundas-west.46273\" target=\"_blank\">5238 Dundas Street West<\/a> (41 storeys) and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/5280-dundas-street-west.56527\" target=\"_blank\">5280 Dundas Street West<\/a> (42 storeys) are complemented by the 50-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/kipling-station-condos.46973\" target=\"_blank\">Kipling Station Condos<\/a>, now under construction.
