The parcel is occupied by three two-storey residential buildings containing five units. The proposal calls for a 17-storey, 57.25m-tall purpose-built rental tower, with massing organized into a defined podium, a mid-rise section, and recessed upper levels. The building would achieve a Floor Space Index of 8.25 times coverage of the 1,020m\u00b2 assembly. The mix includes seven studios, 32 one-bedrooms, 14 one-bedrooms plus den, 28 two-bedrooms, 14 two-bedrooms plus den, and 15 three-bedrooms. Motor vehicle storage is limited to four spaces at the rear laneway, comprising one resident car-share stall and three visitor spaces, including one barrier-free spot. Below grade, a single underground level accommodates 110 storage lockers and a secured bike room. To the east of the site, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/147-vaughan-road.43692\" target=\"_blank\">147 Vaughan Road<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/91-raglan.46054\" target=\"_blank\">91 Raglan<\/a> are planned at 12 and 30 storeys, while construction is advancing on the 15-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/groove-urban-condominiums.39901\" target=\"_blank\">Groove Urban Condominiums<\/a> and 28-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/raglan-house.36700\" target=\"_blank\">Raglan House<\/a>. To the southeast, proposals include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/536-st-clair-west.49245\" target=\"_blank\">536 St Clair West<\/a> at 30 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/5-raglan.46568\" target=\"_blank\">5 Raglan<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/alfie-condos.42510\" target=\"_blank\">Alfie Condos<\/a> both at 34 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/40-raglan.46191\" target=\"_blank\">40 Raglan<\/a> at 36 storeys, and the <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/foret.30470\" target=\"_blank\">For\u00eat<\/a> development with three towers from 35 to 41 storeys.<\/p>\n<p>UrbanToronto will continue to follow progress on these developments, but in the meantime, you can learn more about them from our Database files, linked below.
