The project will deliver 144 new homes across three buildings of 15, 10 and five storeys. Half of the units will be affordable or Adult Social Care homes at social rent, with the rest for private sale.<\/p>\n
Designed around passive principles and a fabric first approach, the scheme aims to hit a 70% carbon reduction against baseline \u2013 double the Greater London Authority\u2019s 35% target. Air source heat pumps and solar panels will help drive down emissions.<\/p>\n
Bidders will need a turnover of at least \u00a3250m. Shortlisted firms must demonstrate experience in design development, compliance with the Building Safety Act, second stage cost certainty and delivering strong social value. Sustainability credentials will also count towards the scoring.<\/p>\n
Westminster will shortlist up to four bidders from the pre-qualification stage, with requests to participate due by 7 October. Contract award is expected in February 2026, ahead of a March 2026 start on site.<\/p>\n
The contract is scheduled to run until July 2030.<\/p>\n
