Construction of the 18-storey NorthCore Condos<\/a> in North York\u2019s Lansing neighbourhood has reached its last few floors. Designed by Arcadis<\/a> for Fieldgate Urban<\/a>, the 425-unit development includes a four-storey townhouse block that is topped off along Bogert Avenue on the southern portion of the site. UrbanToronto last provided an update in March, 2024<\/a>, when excavation had just begun at the property located just steps west of Sheppard-Yonge station.<\/p>\n From this high-angle view looking west along Sheppard Avenue in February, 2025, construction activity is seen around the crane, nestled amongst the surrounding low-rise residential neighbourhood. The two-level underground parking structure is mostly formed as the project emerges at grade.\u00a0<\/p>\n By August, 2025, NorthCore Condos had reached 11 storeys, with formwork and decking underway for the 12th floor slab. At the northeast corner, a concrete bucket is being held aloft by the crane just above wooden formwork. Along the Sheppard Avenue frontage, much of the first storey is enclosed with brick veneered precast panels, while additional sections of cladding are progressing across the second through fourth floors.<\/p>\n Seen from across Bogert Avenue, the townhouses atre prominent, with three levels formed and shoring posts supporting the freshly poured concrete slabs, while temporary fencing marks the fourth level under preparation. The townhomes will eventually feature precast red brick cladding, black metal accents, and terrace railings along the top floor. In the background, the main tower continues its ascent, with the structural step-back at the seventh floor at the west end, with two columns of projecting balcony slabs above.<\/p>\n This month, NorthCore\u2019s tower has climbed to 16 storeys, closing in on its 18 storey plus mechanical penthouse final height. Along the east and south facades, brick veneer now extends to the fifth level, with installation on portions of the sixth at the south side, while the seventh floor introduces the upper tower expression of vision glass, black aluminum frames, spandrel panels, and louvres. A construction hoist runs up the south elevation, while the crane is stationed centrally to serve both the high-rise and the townhouse block to the south. At the townhomes, crews have reached the fourth floor with stepped-back formwork in place, outlining the terraces that will overlook Bogert Avenue.<\/p>\n At the base of the tower, the Sheppard Avenue frontage is now defined by its brick-veneered precast facade, in a running bond pattern across six storeys to create the tower\u2019s streetwall presence. Openings between the brick piers frame the future retail and residential entrances, while the adjacent vehicular passage remains in exposed concrete, with the soffit above awaiting finishing. Above the podium on the left, window wall is in place in sections on the seventh floor.<\/p>\n Once complete, NorthCore Condos will stand 59.1 m tall and deliver 415 residential units, including its townhouse component.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
