Unlike typical development filings covered on UrbanToronto, the proposal does not include a concurrent Zoning By-law Amendment, meaning no site-specific height, density, or massing permissions are being requested at this stage. Instead, the application is intended to establish a new land use framework.<\/p>\n<p dir=\"ltr\">With conceptual designs from <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/giannone-petricone-associates.7995\" target=\"_blank\">Giannone Petricone Associates<\/a>, these towers remain illustrative massing proof-of-concept only, serving to demonstrate potential built form outcomes if the redesignation proceeds. Existing uses include small-scale commercial tenants, including The Sweet Potato grocery store, as well as studio lofts, two semi-detached dwellings, and surface parking. Under OPA 231, adopted in 2013 and partially approved in 2015, the properties were designated Core Employment Areas with a Site and Area Specific Policy, SASP 442, permitting retail up to 2,000m\u00b2. Earlier requests from the landowner, Vine Avenue Holdings Limited, to introduce residential uses were rejected at the time, with City staff recommending that the lands be preserved for employment activity.<\/p>\n<p dir=\"ltr\">During the City\u2019s 2020 Municipal Comprehensive Review, the owner sought once again to convert the site to Mixed-Use Areas, but staff again recommended retention of the employment designation. Since then, however, surrounding lands have undergone significant change through a series of OPAs (537, 591, and 653) that converted much of the Stockyards and Junction employment blocks to mixed use.<\/p>\n<p dir=\"ltr\">Now, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/bousfields.7652\" target=\"_blank\">Bousfields<\/a> has submitted an OPA application to the City of Toronto on behalf of the owner, Vine Avenue Holdings Limited, seeking to redesignate the lands from Core Employment Areas to Mixed Use Areas and Parks. The request would replace the existing SASP 442. The stations can be reached by TTC buses plying Keele and Dundas streets. To the north is the St Clair streetcar, while looking ahead, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/st-clair-old-weston-go-station.50933\" target=\"_blank\">St Clair\u2013Old Weston GO station<\/a> is planned about 700m to the northeast, bringing Kitchener line service within walking distance. To the south, construction is underway on the 8-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/pacific-residences.31991\" target=\"_blank\">Pacific Residences<\/a>, while another 8-storey proposal at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2978-2988-dundas-street-west.55388\" target=\"_blank\">2978\u20132988 Dundas West<\/a> has been filed. East of the site, the 5-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/junction-sq-condos.27887\" target=\"_blank\">Junction SQ Condos<\/a> and 11-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/403-keele-street.46709\" target=\"_blank\">403 Keele Street<\/a> are both rising, with the larger <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/43-junction.45710\" target=\"_blank\">43 Junction<\/a> aiming to deliver six towers between 18 and 35 storeys. To the northwest, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/87-ethel-avenue.54911\" target=\"_blank\">87 Ethel Avenue<\/a> proposes four towers of 31 to 34 storeys, and closer to the planned GO station, proposals include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/290-old-weston-road.43031\" target=\"_blank\">290 Old Weston<\/a> (29 storeys), <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/611-keele.44288\" target=\"_blank\">611 Keele<\/a> (33 storeys), <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/juno-residences.15456\" target=\"_blank\">Juno Residences<\/a> (28 and 35 storeys), and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1799-st-clair-west.45936\" target=\"_blank\">1799 St Clair West<\/a> with three towers from 30 to 45 storeys.<\/p>\n<p>UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
