Measuring , the parcel is currently vacant and functions as a staging area for construction of the <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/rushden-station.40089\" target=\"_blank\">first phase<\/a>. Fitzrovia then advanced a much taller concept in <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2025\/01\/57-storey-rushden-station-fourth-tower-proposed-beside-danforth-go.57805\" target=\"_blank\">January, 2025<\/a>, submitting a 57-storey tower, leveraging the site\u2019s Major Transit Station Area designation. The new design provides 33,247m\u00b2 of Gross Floor Area, down from 39,318m\u00b2, but still more than the 23,471m\u00b2 approved in 2022. The resulting density yields a Floor Space Index of 23.95 times coverage of the 1,642m\u00b2 lot. The agreement also secures public realm investments, notably a 1,400m\u00b2 park along the rail corridor to the east and a 610m\u00b2 POPS (Privately-Owned Publicly-accessible Space) between this building the previous phases.<\/p>\n<p dir=\"ltr\">Indoor amenity space would now total 1,001m\u00b2, compared to 1,359m\u00b2 previously. Outdoor amenities would measure 634m\u00b2, down from 808m\u00b2. The single-level underground garage would provide 69 vehicle spaces, with 63 reserved for residents and six for visitors, up from 59 previously. To the west, Phase 1 is underway with three towers of 29, 37, and 39 storeys. Nearby projects include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/dawes.36302\" target=\"_blank\">The Dawes<\/a> to the northeast with towers of 24 and 43 storeys, while eastward at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/9-dawes-road.38084\" target=\"_blank\">9 Dawes Road<\/a>, two more towers are planned at 28 and 34 storeys, alongside a 52-storey proposal at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/8-dawes.50213\" target=\"_blank\">8 Dawes<\/a>.
