Forming work is transitioning from podium to towers at The Pemberton<\/a> construction site in Toronto\u2019s Bloor-Yorkville neighbourhood, where the complex’s expansive base is preparing to support conjoined 44- and 68-storey high-rises. Designed by architects\u2014Alliance<\/a> for Pemberton Group<\/a>, the development occupies the south side of Yorkville Avenue and north side of Cumberland Avenue just steps from Bay Street. UrbanToronto last reported on the site in April, 2025<\/a> in tandem with its neighbour, 11 YV<\/a>. The latter was completed as of August, 2025, leaving The Pemberton as the active project on this stretch of Yorkville half a block west of Yonge Street.<\/p>\n A high-angle perspective looking northwest in August, 2025 captures five full levels of the podium\u2019s substantial concrete massing, with work advancing at the sixth floor. The deck for the ongoing sixth-floor pour is in place, along with dense rebar mats, while formwork walls are being set along the south end. Two cranes rise near opposite ends of the large floor-plate: the yellow crane to the southwest, aligned with the future 44-storey west tower, and the white-and-red crane at the northeast corner serving the 68-storey east tower. A pair of white concrete boom pumps is positioned in the centre.\u00a0<\/p>\n Looking southwest, the north and east elevations reveal parapet walls completed at the third and fourth levels: this area will be the parking garage for residents. Red shoring posts remain visible across each level to support curing slabs, while rebar projects above the sixth-floor deck, the floor that will transition from podium to towers. Temporary scaffolding and hoarding wrap the base along Yorkville Avenue, while a suspended platform juts from the east face to facilitate material handling and edge work.<\/p>\n In September, 2025, we look southeast, with the now-completed 11 YV appearing to the left. Front and centre, the ground and second levels of The Pemberton will be finished with a curtain wall system framed by prefinished aluminum panels, along with canopies, setting the stage for retail frontages along Yorkville and Cumberland avenues. Above, stone cladding and stainless steel art elements will eventually articulate the third floor through to the lower portion of the sixth, above which the towers will rise.<\/p>\n Looking northwest from Cumberland Street in late September 2025, the podium displays thick slab pours and heavy columns anchoring the base for the towers to come. The sixth-floor slab has been poured on this side, with newly formed parapet walls enclosing the southeast corner, while red shoring posts remain in place across the lower levels, and additional posts support the upper decks. Slab edges project outward along the south elevation at the second floor, and temporary decking and safety railings frame both visible facades.<\/p>\n Looking more to the north, formwork is in place on the sixth floor along the east elevation. The sixth floor marks the upper extent of the podium and will primarily feature louvres and aluminum cladding, above which the residential towers will be clad in curtain wall accented with vertical solar fins.<\/p>\n When finished, The Pemberton\u2019s towers will stand 142.94m and 215.79m, housing 1,079 condominium units. The top of the podium will be home to amenities for the residents. Below the residential parking levels in the podium will be retail at grade.
