Designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/turner-fleischer-architects.8071\" target=\"_blank\">Turner Fleischer Architects<\/a>, the revised plan now envisions a pair of mixed-use towers rising 55 and 60 storeys, with the latter now proposed as a purpose-built rental building. It currently contains eight townhouse dwellings and a 15-storey apartment building with 121 rental units, all slated for demolition under approved permits. In <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2021\/09\/menkes-proposes-35-storey-tower-near-eglinton-and-mt-pleasant.46264\" target=\"_blank\">August, 2021<\/a> a 35-storey tower was proposed containing 384 residential units on the northern townhouse lots. After City feedback led to modest height reductions in early 2024, Council approved the rezoning and rental demolition applications that spring. Each would rise from their own podium positioned on a divided site plan, with the 60-storey Tower A to the north serving as a fully purpose-built rental building and Tower B to the south containing condominium units. Together, the towers would deliver 1,409 homes, up from 1,374 in the 2024 version and down from 1,559 in 2023, across a total Gross Floor Area of 97,620m\u00b2, achieving a Floor Space Index of 5.66 times overage of the 5,751m\u00b2 site.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/10\/59567\/59567-189369.jpg\" data-entity-uuid=\"insert-display_default-cf37615f-3b4b-49a2-a112-75805f1a8d2a\" data-entity-type=\"file\" alt=\"Site plan, 61 Brownlow, Toronto, designed by Turner Fleischer Architects for Menkes Developments\" title=\"Site plan, designed by Turner Fleischer Architects for Menkes Developments\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/10\/59567\/59567-189369.jpg', true, 'Site plan, designed by Turner Fleischer Architects for Menkes Developments'); return false;\"><span class=\"image-description\">Site plan, designed by Turner Fleischer Architects for Menkes Developments<\/span><\/p>\n<p dir=\"ltr\">Tower A, forming the first phase generally where the townhouse dwellings are currently, would contain 733 rental units, among them 121 replacement apartments, while Tower B calls for 676 condominium units. There would be six elevators in the 55-storey tower and eight in the taller building. This results in approximately one elevator for every 92 units in the rental building, and 113 units in the condo building. Elevators in the condo building would require particularly high speed motors to provide prompt service.<\/p>\n<p dir=\"ltr\">The design introduces 1,691m\u00b2 of indoor and 1,150m\u00b2 of outdoor amenities, a decrease from the total of 3,468m\u00b2 in 2023. A 929m\u00b2 childcare facility to be conveyed to the City as an in-kind community benefit, while a new 571m\u00b2 public park would front Brownlow Avenue along the northern edge of the site, directly adjoining Eglinton Junior Public School, and forming part of a planned mid-block pedestrian connection linking Brownlow Avenue with Mount Pleasant Road.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/10\/59567\/59567-189370.jpg\" data-entity-uuid=\"insert-display_default-2eab922d-8ee1-486c-a829-2f710d5d0930\" data-entity-type=\"file\" alt=\"Ground floor plan, 61 Brownlow, Toronto, designed by Turner Fleischer Architects for Menkes Developments\" title=\"Ground floor plan, designed by Turner Fleischer Architects for Menkes Developments\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/10\/59567\/59567-189370.jpg', true, 'Ground floor plan, designed by Turner Fleischer Architects for Menkes Developments'); return false;\"><span class=\"image-description\">Ground floor plan, designed by Turner Fleischer Architects for Menkes Developments<\/span><\/p>\n<p dir=\"ltr\">Two underground levels would accommodate 210 vehicular parking spaces for residents and 14 for visitors, reduced from 230 spaces in the 2024 plans and 235 in 2023. Bicycle storage increases to 1,416 spaces (1,272 long-term and 144 short-term spots), up from 1,374 in 2024.\u00a0<\/p>\n<p dir=\"ltr\">Construction is planned to unfold in two phases: Tower A would be completed first to rehouse existing tenants before demolition of the current apartment building, while Tower B and the childcare facility would follow. Demolition permits have already been issued for the existing structures, with shoring and building permits now under review for Phase 1.<\/p>\n<p dir=\"ltr\">The soon-to-open Mount Pleasant station is about a two-minute walk away. To the west, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/191-eglinton-east.49094\" target=\"_blank\">191 Eglinton East<\/a> calls for 52 storeys and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/54-brownlow.55746\" target=\"_blank\">54 Brownlow<\/a> is planned at 60 storeys. Northeast, proposals include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/808-mt-pleasant.29946\" target=\"_blank\">808 Mt Pleasant<\/a> at 61 storeys, plus <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/245-eglinton-avenue-east.59072\" target=\"_blank\">245 Eglinton Avenue East<\/a> at 60 and 65 storeys. To the east, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/750-mt-pleasant.45664\" target=\"_blank\">750 Mt Pleasant<\/a> calls for 35 storeys, while southeast, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/226-soudan-avenue.57543\" target=\"_blank\">226 Soundan Avenue<\/a> is proposed at 46 storeys, with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/148-soudan-avenue.58333\" target=\"_blank\">148 Soudan Avenue<\/a> planned at 56 storeys to the southwest.
