Construction has moved into the final stages at Burke Condominiums<\/a>, Concert Properties<\/a>\u2019 53-storey residential tower rising at the northeast corner of Sherbourne and Howard streets in Toronto\u2019s North St James Town area. Designed by Arcadis<\/a>, cladding installation has progressed up to the mechanical penthouse levels while at street level, the podium\u2019s retail frontage is taking final form, and the heritage homes integrated into the development are being restored. UrbanToronto last provided an update in January, 2025<\/a>, as the tower approached topping off.<\/p>\n Looking southwest in July, 2025, Burke Condominiums stands topped off, rising above nearby trees, a derrick perched on the roof installed to dismantle the crane. Window wall glazing adjacent to the hoist extends up the tower\u2019s south face to the 52nd floor, stopping two floors below the mechanical penthouse levels, while horizontal precast panels frame the elevations below.\u00a0<\/p>\n From Howard Street in August, 2025, installation of terracotta cladding is advancing across the podium, mounted over insulation panels and vertical aluminum framing. The retail frontage shows defined entrance bays fitted with glazing and protective canopies. A boom lift edges into the foreground.<\/p>\n From the intersection of Howard and Sherbourne streets in September, 2025, the tower\u2019s south and west elevations are clad in a mix of light-grey precast panels and continuous window wall glazing at the southwest corner. Horizontal precast bands frame the inset balconies. At grade, green tarp and scaffold cover the heritage houses, where masonry and cornice work are underway, overseen by ERA Architects.<\/p>\n Looking southeast, the tower rises above Sherbourne Street, its northeast corner also defined by continuous window wall glazing that extends through the mechanical penthouse levels. The uppermost floors feature expansive glazing that gives the crown a lighter appearance, contrasting with the light-grey speckled precast panels. The distinctive notch between the 26th and 28th floors is visible at the northwest corner, where projecting frames articulate the massing break.<\/p>\n Later in September, the retail podium displayed its completed terracotta cladding, composed of horizontally oriented tiles in warm reddish tones with thin black accent bands. Glazing for the retail bays is fully installed, framed by aluminum mullions, while exposed concrete beams along the parapet indicate the future installation of guardrails for a terrace above. To the left, the residential entrance sits beneath a metal canopy, with curtain wall glazing spanning the first two levels to define the lobby. Above, the tower\u2019s window wall system is contrasted between the lighter spandrel panels below and to the left, and the darker panelling and louvres within the light-grey precast panels.<\/p>\n This month, we look east across Sherbourne Street, where the northernmost heritage home now stands free of scaffolding, revealing the results of its masonry restoration. The late-19th-century red-brick facade has been carefully cleaned and repointed, with contrasting buff-brick arches restored above the windows and new wood sills and trim installed beneath protective coverings.
