Set within Leaside\u2019s mix of residential and local commercial buildings, the site is bordered by low- and mid-rise development.\u00a0<\/p>\n<p dir=\"ltr\">Plans for the site <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2019\/07\/5-storey-infill-building-proposed-922-millwood-road.37981\" target=\"_blank\">date back to 2019<\/a>, when Hamr Millwood Investments proposed a 5-storey condominium designed by Makow Associates Architects. That initial version advanced through a Zoning By-law Amendment and Official Plan Amendment, followed by a <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2020\/08\/plans-advance-five-storey-condo-leaside.42974\" target=\"_blank\">2020 Site Plan Approval submission<\/a> that introduced a small retail space at grade. Though the site was cleared in preparation for construction, the project did not proceed; now, M. Two elevators would serve the 60 units, for a ratio of one elevator per 30 suites, indicating prompt response times, as well as reasoble response times even if one of the two elevators were down. Below grade, two levels of underground parking would accommodate 29 vehicles, including 19 spaces for residents and 10 for visitors, slightly fewer than the 32 stalls proposed in 2020. Bicycle parking has been more than doubled to 66 spaces, divided between 54 long-term and 12 short-term racks. These routes connect directly to Eglinton and Donlands stations on subway Lines 1 and 2. Looking ahead, the Ontario Line 3 will run along Overlea Boulevard with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/ontario-line-thorncliffe-park-station.47576\" target=\"_blank\">Thorncliffe Park station<\/a> about 1.4km walking distance to the east, while Line 5 Eglinton\u2019s <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/eglinton-line-5-laird-station.17790\" target=\"_blank\">Laird station<\/a>, also about 1.4 km away, will add faster service closer by to the north. To the west, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1414-bayview.36179\" target=\"_blank\">1414 Bayview<\/a> is under construction at 8 storeys, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1500-bayview.43784\" target=\"_blank\">1500 Bayview<\/a> is also proposed at 8 storeys. North of the site, the 8-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/viva-leaside.30045\" target=\"_blank\">Viva Leaside<\/a> is nearing completion, joined by a proposal for <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/leaside.43222\" target=\"_blank\">The Leaside<\/a>, a pair of 8-storey condominium buildings. Farther north near Laird station, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/frederick-condominiums.46592\" target=\"_blank\">The Frederick Condominiums<\/a> is under construction at 28 storeys, and major proposals include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/849-eglinton-east.48429\" target=\"_blank\">849<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/815-eglinton-avenue-east.22515\" target=\"_blank\">815 Eglinton Avenue East<\/a> at 33 and 34 storeys respectively, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/20-brentcliffe-road.57762\" target=\"_blank\">20 Brentcliffe Road<\/a> at 39 storeys.
