A fresh set of colour renderings has arrived with the latest Site Plan Approval (SPA) application for Sugar Wharf Phase 2<\/a>, the next stage of Menkes Developments<\/a>\u2019 large-scale community on Toronto\u2019s waterfront. Designed by architects\u2014Alliance<\/a>, the plans include three towers of 70, 78, and 85 storeys on Lake Shore Boulevard east of Yonge Street. In the meantime, a new (temporary) public park to the immediate south opened yesterday, in place until a permanent park is designed and built.<\/p>\n The updated Sugar Wharf SPA is technical in nature, detailing three independent towers rising 70, 78, and 85 storeys, the tallest at to 283.60m. Together, the towers would introduce 2,602 residential units, including 174 affordable rentals, supported by 2,622 bicycle spaces and 410 parking stalls spread across three underground levels. Along the north side of the site fronting Lake Shore Boulevard, within the four-storey heritage walls of the former LCBO headquarters, a new public school is also advancing.<\/p>\n At ground level, a total of 1,597m\u00b2 of retail space in the base of the trhee towers will front Downes Street, a new street extending east of Yonge Street from the current end of Harbour Street.\u00a0<\/p>\n Amenity spaces will total 3,409m\u00b2 indoors and 2,143m\u00b2 outdoors. Besdies the 5,613m\u00b2 public school within the heritage LCBO walls at the north end of the block, there will also be a 990m\u00b2 daycare.\u00a0<\/p>\n Immediately south of the Sugar Wharf Phase 2 buildings site, a temporary park at 50 Queens Quay East opened to the public yesterday.\u00a0<\/p>\n Landscaped through a partnership between Menkes Developments and the City of Toronto, the park spans the southern stretch of the block between Freeland and Cooper streets and features open lawns, meadow mounds, picnic tables, and lighting elements. The park features an off-leash dog area, and brightly painted pickleball courts, where people were already playing despite snow having fallen since the photos below were taken.\u00a0<\/p>\n According to the City\u2019s project schedule, community input on the design for the 10,000m\u00b2 permanent park is to begin in 2026, followed by detailed design through 2028, and construction from 2029 to 2030. The current park will remain open until then.<\/p>\n The Sugar Wharf Phase 2 site is within the Lower Yonge Precinct, one of the city\u2019s most intensively developed areas, about a 15-minute walk east of Union Station, with access to existing bus service along Queens Quay East and future access to the planned East Bayfront LRT. To the east, Sugar Wharf Phase 1<\/a> stands complete with towers of 64 and 70 storeys. South of the site, Pier 27\u2019s Phase 3<\/a> proposed buildings are 11 and 45 storeys. To the west, 80 and 85 storeys are proposed for the Pinnacle One Yonge South Block<\/a>, while Pinnacle One Yonge<\/a> includes a 65-storey tower, the 106-storey ‘supertall’ SkyTower is under construction, while plans for a 95-storey third tower round out that site.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
