The approvals include over 2,600 purpose-built rentals, with a meagre seven secured as affordable units. Council\u2019s decisions also entail parkland dedications, infrastructure upgrades, and community benefits across several neighbourhoods.<\/p>\n<p><a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/forma.6448\" target=\"_blank\"><strong>Forma<\/strong><\/a><br \/>Council approved a change to the Official Plan and Zoning By-law approvals that were already in place for the west tower at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/forma.6448\" target=\"_blank\">Forma<\/a>, A two-tower development from <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/great-gulf.7729\" target=\"_blank\">Great Gulf<\/a>, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/dream-unlimited.7880\" target=\"_blank\">Dream Unlimited<\/a>, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/westdale-properties.25626\" target=\"_blank\">Westdale Properties<\/a>, the 73-storey east tower is already under construction. Plans for the 84-storey supertall west tower, however, are changing before the building comes to market. The 308 metre-tall proposal, designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/gehry-partners.7991\" target=\"_blank\">Gehry Partners<\/a> with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/adamson-associates-architects.7951\" target=\"_blank\">Adamson Associates Architects<\/a> as Architect of Record, was previously approved with 8 storeys of office space on its podium levels, but the new OPA and ZBA submission asked for that replacement office space to be converted to another 234 residential units. Designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/projectstudio-architects.57919\" target=\"_blank\">Project Studio Architects<\/a> for <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/nilrak-construction.50630\" target=\"_blank\">NILRAK Construction<\/a>, the purpose-built rental building would contain 37 units. (Five buildings are already built at the site; two mid-rises, and three high-rises.) Designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/arcadis.8006\" target=\"_blank\">Arcadis<\/a> for <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/medallion-corporation.14152\" target=\"_blank\">Medallion Corporation<\/a>, the new tower at the mixed-use community would deliver another 2,118 purpose-built rental units along with retail.
