A 51-storey residential tower proposal has been submitted to the City of Toronto for the block west of Yonge Street on Poyntz Avenue. Designed by B+H Architects<\/a> for CentreCourt<\/a> and Arkfield Development<\/a>, the project at the south end of the North York City Centre area would rise immediately across from the Poyntz entrance to Sheppard\u2013Yonge Station, placing the site within the Sheppard\u2013Yonge Protected Major Transit Station Area.\u00a0<\/p>\n The site spans 15 through 25 Poyntz Avenue<\/a> on its south side, roughly 40m west of Yonge Street. The assembled parcel is currently occupied by five two-storey detached houses. The block is within the North York Centre Secondary Plan area, which has been transitioning from low-rise to a mix of mid- and high-rise residential and commercial buildings that line the Yonge corridor.\u00a0<\/p>\n Previously, a smaller 3-storey apartment infill had been advanced at 19 Poyntz Avenue<\/a>, designed by da design Inc<\/a> for Dom9 Realty Limited<\/a>. CentreCourt later purchased the site as part of a larger land assembly. The owners have now submitted a combined Official Plan Amendment, Site Plan, and Zoning By-law Amendment applications.<\/p>\n The 51-storey tower would rise to 173.45m, anchored by a three-storey podium that frames the Poyntz frontage. The tower would sit on an 800m\u00b2 floor plate. Total Gross Floor Area would reach 38,387m\u00b2, consisting of 38,169m\u00b2 of residential space and 217m\u00b2 of street-oriented retail, with a Floor Space Index of 17.7 times coverage of the 2,168m\u00b2 lot.\u00a0<\/p>\n The building would contain 604 units, offering a mix of 40 studios, 376 one-bedrooms, 127 two-bedrooms, and 61 three-bedrooms, including six rental replacement units. Four elevators would serve the site, a ratio of one cab for roughly every 150 suites. Quite high-speed motors would be required to ensure adequate service.\u00a0<\/p>\n Approximately 906m\u00b2 of indoor amenity space is planned across the ground, second, third, and fourth floors, while an additional 906m\u00b2 of outdoor amenity space would be positioned on the second through fourth levels.<\/p>\n Three underground levels would contain 77 parking spaces, divided into 68 for residents, 9 for visitors, and one car-share stall. Bicycle infrastructure entails 411 long-term and 43 short-term spots distributed between the ground floor and mezzanine.\u00a0<\/p>\n Public-realm improvements concentrate on the east side of the parcel, where the plan introduces a new 300m\u00b2 public park supplemented by a POPS (Privately-Owned Publicly-accessible Space) spanning 104m\u00b2 and extending to the south lot line.<\/p>\n The site is about 30m from the Poyntz entrance to Sheppard\u2013Yonge station, the interchange between Lines 1 and 4. Multiple buses provide surface transit as well, including GO Transit buses connecting North York with Durham, York, Halton, and Peel. A dedicated cycling lane lies roughly 600m to the northeast on Sheppard Avenue East. Longer-term transit upgrades are under study by Metrolinx through the Sheppard Line 4 Extension, which is examining new rapid transit links west to Downsview Park and east toward McCowan Road, with potential future connections to the Scarborough Subway Extension.<\/p>\n The proposal lands within one of the busiest development nodes in North York. To the south, 4696 Yonge Street<\/a> is planned as a 45-storey tower, while to the north, NorthCore Condos<\/a> and 4800 Yonge Street<\/a> are rising to 18 and 49 storeys. Southeast of the site, large-scale applications include 48 Avondale<\/a> with three towers ranging from 26 to 45 storeys, Avondale<\/a> at 49 storeys, and to the northeast, the four-tower plan at 45\u201357 Sheppard East<\/a> proposing heights from 30 to 59 storeys.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
