A 46-storey residential tower proposal<\/a> west of Finch station in the North York City Centre area has been submitted to the City of Totonto by Oulahen Team Realty Inc<\/a>. Designed by Turner Fleischer Architects<\/a>, the plan would introduce 636 condominium units on a compact site within the Finch Protected Major Transit Station Area, a framework where tall-building density is encouraged.\u00a0<\/p>\n The site is an assembly of 7 Eldora Avenue, 38 through 42 Finch Avenue West, and 2 and 4 Greenview Avenue, forming an irregular parcel on the north side of Finch between Eldora and Greenview. It is occupied today by four detached dwellings ranging from one to two storeys. Surrounding the site, low-rise houses sit behind a corridor of mid-rise and high-rise residential buildings lining Finch and Yonge streets.<\/p>\n Goldberg Group<\/a> has submitted Official Plan Amendment and Zoning By-law Amendment applications on behalf of the developer. The proposal calls for a tower rising 159.7m, set atop a 5-storey podium that frames Finch Avenue West with retail and seven two-storey townhouse suites at ground level. The tower\u2019s floor-plate is proposed at roughly 850m\u00b2, larger than the City’s 750m\u00b2 tall-buildings guidelines, which is being treated less strictly lately.\u00a0<\/p>\n The building would boast 38,881m\u00b2 of residential Gross Floor Area and 311m\u00b2 of retail, with a Floor Space Index of 15.27 times coverage of the 2,567m\u00b2 site. The suite mix would include 80 studios, 396 one-bedrooms, 96 two-bedrooms, and 64 three-bedrooms. Amenity areas would be concentrated on the fifth floor, with 1,444m\u00b2 provided indoors and 470m\u00b2 outdoors, connected to a terrace above the podium.<\/p>\n Vertical circulation would be handled by five elevators serving the 636 units, resulting in an approximate ratio of one elevator per 127 suites. High-speed motors would be required for adequate service.<\/p>\n Below grade, three parking levels would supply 154 spaces, including 145 resident spaces, 30 tandem stalls, and nine visitor spaces. A total of 370 bicycle parking spaces would be provided, with 323 long-term and 45 short-term residential spaces supplemented by two spaces for the retail component.<\/p>\n Finch Station is roughly 300m east of the site, a walk of about four minutes, connecting the project to Yonge Line 1 and a major hub of TTC, YRT, and GO bus services. The corridor is served by multiple frequent-service routes along Finch and Yonge. The location will also benefit from the future Yonge Line 1 North Subway Extension<\/a>, which will add five stations north of Finch. Cycling access includes the multi-use trail through Hendon Park to the north and dedicated bike lanes on Willowdale Avenue approximately 1km east.<\/p>\n New high-rise activity continues to shape this stretch of Willowdale. To the east, major developments include 35 Holmes<\/a> proposed at 17 storeys, 50 Finch Avenue East<\/a> at 21 storeys, Olive Residences<\/a> rising to 31 storeys, and 5576 Yonge<\/a> planned at 35 storeys. South of the site, 26 Hounslow<\/a> is proposed at 27 storeys.
