Construction has topped off at 252 Parliament Street<\/a>, a 9-storey, mixed-use residential rental building designed by Studio JCI<\/a> for Core Development Group<\/a> in Toronto\u2019s Cabbagetown South neighbourhood. Rising on a hybrid steel structure, the building also incorporates a geothermal heating and cooling system. The site is a short walk from the future Ontario Line 3<\/a>\u2019s Moss Park station<\/a>.<\/p>\n Looking southeast across Poulett Street in January, 2025, the west elevation showed the building at two full floors completed, with the ground floor in reinforced concrete and cold-formed steel (CFS) wall panels, then being installed as the third level took shape along the north side. Construction was transitioning from the concrete base, comprising the P1 level, foundation walls, and ground-floor slab, to the hybrid steel and CFS framing system. The crane had been installed in June, 2024.\u00a0<\/p>\n Seen from across Parliament Street in March, 2025, the east elevation had reached five storeys, with the sixth floor behind temporary fencing. The facade showed black-framed glazing with a mix of narrow vertical modules, wider punched openings, and louvres installed across the second and third levels. Orange tarp lines the inside of the sixth floor.<\/p>\n Looking south along the east elevation in June, 2025, white GlasRoc weatherproofing is installed across the first two floors, and yellow DensGlass sheathing defines the upper residential levels. Ground-floor openings remain unglazed, framed by steel lintels and projecting brackets that will support signage or small canopies along the retail frontage and residential entrance. A temporary wooden bridge spans the unfinished frontage to maintain site access while streetscape and landscape work await their future build-out.<\/p>\n Looking northwest, still in June 2025, the building had reached eight storeys, with the crane positioned near the south end of the site between the east and west arms along the south elevation. The Parliament Street frontage shows step-backs at the fourth, seventh, and eighth floors. Glazing was largely in place up to the sixth storey. Temporary wood fencing and perimeter guards outline active work at the top of the building.<\/p>\n With the crane having been removed in September, 2025, a mast-mounted construction hoist now anchors the southwest corner. The building stands topped off, its nine residential storeys and mechanical penthouse visible through the stepped massing introduced at the upper levels. The top three levels, including the mechanical penthouse, display an additional layer of waterproofing sealing the moisture-resistant sheathing.\u00a0<\/p>\n Looking southwest from across Parliament Street, a light precast cladding system covers a continuous membrane that seals the GlasRoc and DensGlass weatherproofing underneath. East and west arms frame a recessed central bay fitted with black-framed glazing. Lighter precast cladding is still to be installed on the lower six floors fronting Parliament Street, to be contrasted by a darker precast treatment for the upper floors.\u00a0<\/p>\n At completion, the building will stand 28.7m tall and contain 80 market-rate rental units.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
