A 50-storey mixed-use tower designed by architects\u2014Alliance<\/a> for Generation Capital<\/a> is proposed at 333 Queen Street East<\/a> in Toronto\u2019s Moss Park neighbourhood. The project sits within two Protected Major Transit Station Areas tied to the under-construction Ontario Line 3<\/a>, positioned between the future Moss Park<\/a> and Corktown<\/a> stations.<\/p>\n The assembly spans 329 through 345 Queen Street East and several Berkeley Street addresses, forming an irregular parcel on the south side of Queen between Berkeley and Parliament streets. It contains a mix of low-rise commercial and residential structures.\u00a0<\/p>\n A three-storey heritage-designated building at 339 Queen Street East \u2014 right on the corner with Parliament \u2014 currently unoccupied, has been sold to the City of Toronto by the proponents to become a new library. Although listed in the application, the heritage building is not part of the proposed development. Originally constructed in 1907 and restored extensively in the 2010s, it was long associated with Home Furniture, later Marty Millionaire, and more recently WE Charity. The property will become the new St Lawrence District Library, replacing the existing neighbourhood branch on Front Street. Toronto Public Library plans to open the new branch in late 2028, expanding services for the growing Moss Park, Corktown, and St Lawrence communities.<\/p>\n Bousfields<\/a> has now submitted Zoning By-law Amendment and Rental Housing Demolition and Conversion applications to the City of Toronto on behalf of the developer.\u00a0The plan centres on a new mixed-use tower rising 162.2m. The building would be arranged in three vertical volumes above a 3- and 6-storey base. In total, the proposal accounts for 41,455m\u00b2 of Gross Floor Area, comprising 37,620m\u00b2 of residential and 3,834m\u00b2 of commercial space, with a Floor Space Index of 13.91 times coverage of the 2,980m\u00b2 assembly.<\/p>\n Above the base building, the tower would accommodate 545 residential units, including seven rental replacement units on the fifth floor. The tower would be served by five elevators, giving a ratio of one cab per 109 units, requiring high speed motors for adequate service levels. \u00a0<\/p>\n The ground floor calls for retail on the west and east ends of the frontage, framing a central residential lobby. Amenity spaces would be distributed across the second, third, and mechanical penthouse levels, providing 1,090m\u00b2 indoors and 470m\u00b2 outdoors.\u00a0<\/p>\n Public realm improvements include by a 384m\u00b2 park in the southwest corner of the site with frontage on Berkeley Street. Assembled through a Section 42 dedication, a land exchange for the acquired lane segment, and an in-kind benefit contribution, it would align with a proposed mid-block pedestrian link extending toward Parliament Street.\u00a0<\/p>\n A three-level underground garage, accessed by two parking elevators, would contain 51 resident parking spaces. Bicycle facilities entail 557 spaces (491 long-term and 66 short-term) with 10 publicly accessible spaces at grade.<\/p>\n The site is positioned directly on the 501 Queen streetcar route and within short walking distance of multiple bus routes. Cycling routes include eastbound lanes on Adelaide, westbound lanes on Richmond, and north\u2013south facilities on Sherbourne, along with an additional east\u2013west corridor on Shuter. Queen station on Yonge Line 1 lies about 1.15km to the west. Two Ontario Line 3 stations, Moss Park to the west and Corktown to the south, are now under construction, each about 450m away from the site.<\/p>\n The proposal joins a rapidly intensifying pocket of Moss Park. Immediately west, 301 Queen Street East<\/a> is planned at 17 storeys, while to the east, 351 Queen<\/a> proposes 28 storeys. Northeast, 11-storey Parliament & Co.<\/a> is under construction, while further west lies the 25-storey proposal at 245 Queen<\/a> and ROQ City,<\/a> climbing to 24 and 33 storeys. To the south, 550 Adelaide East<\/a> is proposed at 29 storeys, Berkeley House<\/a> at 36 storeys, East Richmond<\/a> at 43 storeys, 494<\/a> and 517 Richmond East<\/a> both at 45 storeys, and 134 Parliament Street<\/a> at 46 storeys.
