Plans have been submitted for a 37-storey purpose-built rental tower at a compact site in Toronto\u2019s Yorkdale\u2013Glen Park neighbourhood, a short walk from Glencairn Station on University Line 1 and within reach of the upcoming Eglinton Line 5<\/a>. Designed by BDP Quadrangle<\/a> for DBS Developments<\/a> and Achille Developments<\/a>, the site just west of Allen Road at the southwest corner of Benner and Stayner avenues<\/a> is within the future Glencairn Protected Major Transit Station Area (PMTSA), which awaits approval from the Province.<\/p>\n The proposal encompasses a four-lot assembly of 8, 10, and 12 Benner Avenue together with 5 Stayner Avenue. The lands are currently developed with three single-storey detached houses fronting Benner Avenue and a 2.5-storey detached dwelling along Stayner Avenue. The immediate area is predominantly low-rise, but transitions quickly to greater density with high-rise apartment buildings to the south. To the north closer to Glencairn Station, there are multiple proposals for tall building redevelopments of the low-rise neighbourhood. This proposal has a separation distance of more than 25m from existing or other proposed towers, aligning with the City\u2019s Tall Building Design Guidelines.<\/p>\n Municipal planning work has identified the neighbourhood as an area expected to accommodate significant residential intensification as part of the future PMTSA. Now, MHBC Planning<\/a> has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the developer.<\/p>\n The proposal would replace the existing low-rise houses with a residential building organized as a 7-storey podium supporting a tower rising to 37 storeys and a height of 122.08m. The project would deliver 418 rental homes within a residential Gross Floor Area of 27,812m\u00b2, resulting in a Floor Space Index of 15.09 times coverage of the 1,849m\u00b2 assembly.\u00a0<\/p>\n The unit mix would be weighted toward smaller households but retains a notable share of larger suites, comprising 199 one-bedroom units, 151 two-bedroom units, and 68 three-bedroom units. Vertical circulation would be served by four elevators, translating to about one cab for every 105 units, requiring high-speed elevators to provide adequate response times. The amenity program entails 1,265m\u00b2 of indoor and 653m\u00b2 of outdoor areas, located at grade and on the eighth floor.<\/p>\n Vehicle parking would be provided below grade within a single-level underground garage containing 17 spaces, including 11 resident spaces and six visitor spaces. There are a total of 494 bicycle parking spaces proposed, including 388 long-term and 96 short-term spaces, with 10 short-term spaces available to the public and 70 long-term spaces equipped with outlets to support e-bike charging.<\/p>\n Glencairn station is located about 350m to the north, placing subway service within a five-minute walk. Surface transit is available one block to the west along Marlee Avenue, offering connections to multiple Line 1 stations. Looking ahead, Cedarvale station<\/a> (formerly known as Eglinton West) will soon also give access to Eglinton Line 5 approximately 1.4km south, and accessible via a short bus ride. Cycling access includes bike lanes along Marlee Avenue, a short distance from the site, and longer multi-use routes such as the York Beltline and Kay Gardner Beltline Trails located to the south.<\/p>\n There are several other proposals and projects in the Yorkdale\u2013Glen Park area. To the south, construction at 155 Elm Ridge<\/a> has topped out at 19 storeys, while 836 Roselawn<\/a> is proposed at 33 storeys. To the west, 245 Marlee Avenue<\/a> envisions a pair of towers rising 35 and 37 storeys, and to the north, 15 Romar Crescent<\/a> proposes buildings of 38 and 40 storeys. Further north near Glencairn station, a cluster of applications includes towers ranging from 33 to 40 storeys at 280 Viewmount<\/a>, 262\u2013274 Viewmount Avenue<\/a>, 351\u2013377 Marlee Avenue<\/a>, 253\u2013263 Viewmount<\/a>, and 250 Viewmount<\/a>.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
