The lands are currently developed with three single-storey detached houses fronting Benner Avenue and a 2.5-storey detached dwelling along Stayner Avenue. The immediate area is predominantly low-rise, but transitions quickly to greater density with high-rise apartment buildings to the south. To the north closer to Glencairn Station, there are multiple proposals for tall building redevelopments of the low-rise neighbourhood. Vertical circulation would be served by four elevators, translating to about one cab for every 105 units, requiring high-speed elevators to provide adequate response times. There are a total of 494 bicycle parking spaces proposed, including 388 long-term and 96 short-term spaces, with 10 short-term spaces available to the public and 70 long-term spaces equipped with outlets to support e-bike charging.<\/p>\n<p dir=\"ltr\">Glencairn station is located about 350m to the north, placing subway service within a five-minute walk. Surface transit is available one block to the west along Marlee Avenue, offering connections to multiple Line 1 stations. Looking ahead, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/eglinton-line-5-cedarvale-station.7575\" target=\"_blank\">Cedarvale station<\/a> (formerly known as Eglinton West) will soon also give access to Eglinton Line 5 approximately 1.4km south, and accessible via a short bus ride. To the south, construction at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/155-elm-ridge.46491\" target=\"_blank\">155 Elm Ridge<\/a> has topped out at 19 storeys, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/836-roselawn.46632\" target=\"_blank\">836 Roselawn<\/a> is proposed at 33 storeys. To the west, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/245-marlee-avenue.57559\" target=\"_blank\">245 Marlee Avenue<\/a> envisions a pair of towers rising 35 and 37 storeys, and to the north, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/15-romar-crescent.58413\" target=\"_blank\">15 Romar Crescent<\/a> proposes buildings of 38 and 40 storeys.
