Since UrbanToronto\u2019s last update in August, 2025<\/a>, when 400 King West<\/a> was topping off, cladding installation has advanced across the building envelope. Rising 49 storeys at the intersection of King Street West and Charlotte Street in Toronto\u2019s Entertainment District, the mixed-use condo tower is designed by BDP Quadrangle<\/a> for Plaza<\/a>.<\/p>\n In September, 2025, this close-up captures the thicker roof slab along the south elevation formed below what may be an elevator overrun, not included in the building’s plans nor renderings at the time of approval. Unlike other condo towers in Toronto, the three uppermost floors here have a mixture of single and triple-storey penthouse units, the upper two storeys having some space dedicated to HVAC equipment.<\/p>\n Looking west from King Street, a strip of rectangular paint swatches has been applied to the exposed concrete wall along the east elevation behind the Shoppers Drug Mart. The samples test a range of tones directly on the concrete wall, illustrating finish selection being evaluated under real-world lighting before choosing one for full application. Above, white precast concrete fins rise to the 39th floor on the east elevation. The window wall system is installed to the 31st floor on the east side, with dark mullions, black spandrel panels, and louvres.<\/p>\n One month later, this view confirms completion of the podium finish selection, with the exposed concrete wall now coated in a lighter reddish-brown tone that aligns with the brick cladding installed above and along the south elevation. The tower\u2019s white panels extend to the 45th floor, while the window wall system has climbed to the 35th floor.<\/p>\n Meanwhile, progress continues along the west elevation, where areas of previously exposed green weatherproofing at the podium have been progressively replaced with finished cladding. Brick-faced precast piers now frame large glazed openings fitted with the dark window wall system, while upper podium levels still reveal sections of bare concrete balcony slabs. At grade, the podium\u2019s retail and residential entrances will be framed with copper-toned metal panelling.<\/p>\n This distant view in November, 2025 shows the elevator overrun now fully formed in concrete. Along the south elevation, the tower\u2019s white precast rises to three floors shy of the full residential height \u2014 these penthouse floors will boast a special cladding treatment when complete \u2014 while the window wall system is eight storeys below that, interspersed with vertical stacks of projecting concrete balcony slabs.\u00a0<\/p>\n Looking southeast this month, the north elevation shows 400 King West\u2019s bright vertical presence within the skyline, its white precast cladding contrasting with the darker-toned facades of its neighbours. The window wall system is now installed to approximately the 40th floor. Above the 46th floor, vertical strips of white precast mark the termination of the white cladding.
