A 50-storey mixed-use condominium tower is proposed to replace an existing gas station on a compact site at the northeast corner of Jarvis and Richmond streets in Downtown Toronto. Designed by Arcadis<\/a> for Suncor Energy Inc.<\/a>, the building would rise at the northwestern extent of the King-Parliament neighbourhood. The site is also located near the under-construction Moss Park station<\/a> on the Ontario Line 3<\/a>, putting it within its Primary Major Transit Station Area (PMTSA).<\/p>\n The site at 115 Jarvis Street<\/a> is an irregular parcel currently developed with a Petro-Canada gas station, a one-storey ancillary service building, and associated surface parking. The surrounding context includes low-rise commercial buildings, alongside a growing number of mid- and high-rise residential and mixed-use developments.<\/p>\n Colliers Strategy & Consulting<\/a> has submitted a Zoning By-law Amendment application to the City of Toronto on behalf of the landowner. The proposal would introduce a 50-storey mixed-use building rising 164.5m, with a podium ranging from one to three storeys. Public realm improvements are proposed along both frontages, including new paving, street trees, and landscaped areas.<\/p>\n The residential tower would accommodate 596 condominium units within approximately 37,301m\u00b2 of Gross Floor Area, translating to a Floor Space Index of 18.1 times coverage of the 2,062m\u00b2 site. The unit mix would include 47 studio units, 246 one-bedroom units, 141 two-bedroom units, and 62 three-bedroom units. Residential uses account for 37,196m\u00b2, with a 105m\u00b2 retail component at grade.<\/p>\n Plans entail 1,397m\u00b2 of indoor and 668m\u00b2 of outdoor amenities, concentrated on levels two and three. The residential tower would be served by five elevators, equating to about one elevator for every 119 units. This ratio indicates that high-speed motors would be required for adequate response times.<\/p>\n Within a four-level underground garage accessed from Jarvis Street, a total of 142 vehicle parking spaces are proposed, including 132 residential spaces and 10 visitor spaces, along with two pick-up and drop-off spaces at grade. Bicycle parking would comprise 538 long-term and 60 short-term spaces located at grade and on the mezzanine level.<\/p>\n Moss Park station on Ontario Line 3 is under construction about 500m to the northeast, while Queen station<\/a> on Yonge Line 1 is located roughly 650m to the west, an approximate 10-minute walk. It will also be an interchange station with Line 3. Surface transit options include the 501 Queen streetcar, the 504 King and 508 Lake Shore streetcars, and multiple TTC bus routes operating along Queen and Sherbourne streets.<\/p>\n Cycling access includes dedicated cycle tracks along Richmond Street East, eastbound lanes on Adelaide Street East, and north\u2013south routes along Sherbourne Street, with longer-distance connections available via the Martin Goodman Trail to the south.<\/p>\n The proposal joins an intensifying area to the east of the Financial Core. East of this proposal, the 40-storey Celeste Condominiums<\/a> has topped off, while closer to Moss Park station, the 33-storey ROQ City<\/a> continues under construction, and a 37-storey tower is proposed at 225 Queen Street East<\/a>. West of the site, the 34-storey Queen Central<\/a> is under construction, as well as the 48-storey Alias<\/a>, with additional major proposals nearby, including a 40-storey tower at 133 Queen Street East<\/a>, a 59-storey development at 119\u2013127 Church Street<\/a>, a 65-storey tower at 110 Adelaide Street East<\/a>, and a 72-storey proposal at 100 Lombard Street<\/a>.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
