A Site Plan Application has been resubmitted for Phase 1<\/a> of the Sunnybrook Plaza Redevelopment<\/a>, advancing a standalone proposal for a 44-storey mixed-use rental tower. Designed by Turner Fleischer Architects<\/a> for Concert Properties<\/a>, the resubmission separates the first building from the broader three-tower zoning framework previously filed for the site in Toronto\u2019s Leaside neighbourhood.\u00a0<\/p>\n The building has increased by one storey from the earlier 43-storey iteration. It would rise across from the upcoming Leaside station<\/a> on the Eglinton Line 5<\/a>, at the core of its designated Major Transit Station Area.<\/p>\n The Phase 1 site at 660 Eglinton Avenue East, occupying the northeast corner with Bayview Avenue. The lands are currently vacant following the demolition of Sunnybrook Plaza, one of Canada\u2019s early strip malls, leaving a cleared site awaiting redevelopment. Surrounding the site are low-rise residential homes, as well as retail and commercial uses.<\/p>\n Redevelopment plans stretch back more than a decade, with earlier concepts advancing under previous ownership as mid-rise buildings shaped through Ontario Land Tribunal settlements in 2016 and 2020. After Concert Properties acquired an ownership interest in the lands and later consolidated the site through the purchase of 278 Bessborough Drive, the scope expanded to support greater density tied to the Eglinton Line 5. That culminated in a comprehensive rezoning submission in December, 2024<\/a>.<\/p>\n At the masterplan scale, the redevelopment is conceived as a three-building complex rising 32, 37, and 44 storeys, delivering a total of 1,199 residential units, (slightly reduced from 1,201) with an August, 2025 Zoning By-law Amendment resubmission. The framework combines purpose-built rental and condominium housing with retail at grade, new pedestrian connections, and parkland expansion along Bessborough Drive.\u00a0<\/p>\n This Phase 1 proposal centres on a 44-storey mixed-use rental tower positioned at the corner of Eglinton Avenue East and Bayview Avenue. Rising 149.70m, the tower would sit atop a seven-storey podium containing retail space facing Eglinton. The resubmission increases the tower by one storey, with a reduction in overall height from 150.27m by marginally reducing the height of each storey. Gross Floor Area is planned at 33,463m\u00b2, with 32,977m\u00b2 allocated to residential use and 487m\u00b2 devoted to retail. The phase yields a Floor Space Index of 12.88 times coverage of this 2,598m\u00b2 portion of the site.<\/p>\n The building would deliver 465 purpose-built rental units, an increase from the 460 units previously proposed. The building would be served by four elevators, equating to about one elevator for every 116 residential units. High-speed motors would be required to maintain adequate wait times. Indoor amenities would total 769m\u00b2, while 347m\u00b2 of outdoor area would include a landscaped terrace on the eighth floor.<\/p>\n Parking would be accommodated within a two-level underground garage, providing a total of 92 vehicular spaces, including 65 for residents and 27 designated for visitors. Bicycle parking provisions include 419 allocated for long-term residential use, 93 for short-term residential visitors, and 14 spaces reserved for retail users.<\/p>\n In addition to the upcoming LRT directly to the south of the site, the intersection is served by TTC bus routes providing north\u2013south and east\u2013west surface transit connections.\u00a0Cyclists benefit from shared roadways nearby, while the Eglinton Connects initiative plans for future separated cycle tracks along Eglinton Avenue.<\/p>\n To the south, the nine-storey Leaside Common<\/a> is finishing up construction, alongside plans for a 35-storey tower at 1779\u20131787 Bayview Avenue<\/a>. North of the site, proposed developments include 25- and 29-storey towers at 1837<\/a> and 1840 Bayview Avenue<\/a>, and 33-storey 2\u201320 Glazebrook Avenue<\/a>. Westward, a series of proposals includes 545<\/a> and 550 Eglinton East<\/a> at 20 and 25 storeys respectively, as well as 40 and 46 storeys at 589<\/a> and 586 Eglinton East<\/a>.
