The approvals would deliver <span class=\"s1\">more than 4,400 purpose-built rental units<\/span>, of which 596<span class=\"s1\"> are secured affordable rental homes, and<\/span> dozens of rental replacement units for buildings that would be redeveloped, alongside student housing approvals, community spaces, and parkland dedications. All the numbers are detailed below.<\/p>\n<p><strong>Downtown Toronto<\/strong><\/p>\n<p><a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/quayside-building-1a.53193\" target=\"_blank\"><strong>Quayside Building 1A<\/strong><\/a><br \/>City Council approved a Zoning By-law Amendment and Part Lot Control Exemption for <a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/quayside-building-1a.53193\" target=\"_blank\">Quayside Building 1A<\/a>, advancing the first residential phase within the broader <a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/quayside.44475\" target=\"_blank\">Quayside<\/a> waterfront precinct. Proposed by <a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/dream-unlimited.7880\" target=\"_blank\">Dream Unlimited<\/a> and <a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/great-gulf.7729\" target=\"_blank\">Great Gulf<\/a> in partnership with <a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/waterfront-toronto.7861\" target=\"_blank\">Waterfront Toronto<\/a>, and designed by <a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/alison-brooks-architects.40404\" target=\"_blank\">Alison Brooks Architects<\/a> with <a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/architectsalliance.7955\" target=\"_blank\">architects\u2014Alliance<\/a> as Architect of Record, the project would introduce two condominium towers rising 50 and 57 storeys. Designed by <a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/teeple-architects.8068\" target=\"_blank\">Teeple Architects<\/a>, the proposal would introduce a pair of 13-storey mixed-use rental buildings at Queens Quay East and Bonnycastle Street. Proposed by <a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/larco-investments.21219\" target=\"_blank\">Larco Investments<\/a> and designed by <a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/architectsalliance.7955\" target=\"_blank\">architectsAlliance<\/a> with heritage conservation by <a rel=\"noopener nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/era-architects.7982\" target=\"_blank\">ERA Architects<\/a>, the project would rise 45 and 49 storeys, delivering 592 purpose-built rental units alongside 35,079m\u00b2 of office space, 11,168m\u00b2 of retail, and 500m\u00b2 of community agency space in the retained heritage structure.
