Now redesigned by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/bh-architects.7960\" target=\"_blank\">B+H Architects<\/a>, the plan retains the previously approved count of 50 storeys but adds to the overall height. An initial application submitted in <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2021\/09\/metropia-proposes-tower-yonge-south-st-clair.46197\" target=\"_blank\">July, 2021<\/a> called for a 39-storey mixed-use tower designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/arcadis.8006\" target=\"_blank\">Arcadis<\/a>, rising 131.25m with 406 units and 158m\u00b2 of at-grade retail. In <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2022\/07\/toronto-approves-major-applications-following-debate.48716\" target=\"_blank\">2022<\/a>, this was expanded to 50 storeys (154.9m) and 542 units. This resubmission pares the unit total back to 509, comprising 501 condominium units and 8 rental replacement units. Four elevators would equate to about one cab per 127 units, indicating high-speed motors would be required for adequate response times when all elevators are operational. Below grade, the building would include two underground levels, though no vehicular parking is provided. Bicycle parking entails 281 spaces, comprising 230 long-term and 51 short-term spaces, a notable reduction from the 592 total bicycle spaces approved through the 2024 Minor Variance process.<\/p>\n<p dir=\"ltr\">Total residential Gross Floor Area would be 30,044m\u00b2, increased from 28,445m\u00b2 in 2021 and 24,569m\u00b2 in 2022, yielding a Floor Space Index of 30.33 times coverage of a 991m\u00b2 site, up from 29 times coverage in 2021. Overseen by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/gbca-architects.7997\" target=\"_blank\">GBCA Architects<\/a>, this includes the full retention of the heritage facades, including original openings and decorative detailing. Surface transit includes the streetcar operating along St Clair Avenue plus local bus routes. East of Yonge Street, further proposals include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/11-pleasant-boulevard.44237\" target=\"_blank\">11 Pleasant Boulevard<\/a> at 19 storeys and 51-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/notable.40597\" target=\"_blank\">The Notable<\/a>, while to the southeast, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/49-jackes.43810\" target=\"_blank\">49 Jackes<\/a> is proposed at 19 storeys alongside the 31-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/rosehill-tower.24069\" target=\"_blank\">Rosehill Tower<\/a>, which is under construction. To the north, proposed projects include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/clair.26028\" target=\"_blank\">The Clair<\/a> at 34 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/45-st-clair-west.49462\" target=\"_blank\">45 St Clair West<\/a> at 51 storeys, and the recently rejected <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1-st-clair-west.46914\" target=\"_blank\">1 St Clair West<\/a> at 49 storeys.
