UrbanToronto has been tracking the steady progress of No. 31 Condos<\/a> and The Goode Condos<\/a>, two side-by-side residential towers at the west end of the Distillery District. Since our last update in August, 2025<\/a>, No. 31 continues its climb while The Goode Condos has begun occupancy.\u00a0<\/p>\n Rising at 31 Parliament Street, No. 31 Condos from Lanterra Developments<\/a> and Westdale Properties<\/a> is a 46-storey tower designed by Arquitectonica<\/a> with Arcadis<\/a> as Architect of Record. Immediately to the north at 33 Parliament Street is the 32-storey Goode Condos, designed by architects\u2014Alliance<\/a> for Graywood Developments<\/a>.<\/p>\n In October, 2025, the south elevation of No. 31 shows the tower at 31 storeys, with concrete walls and formwork in place for the 32nd floor and fly forms in place at the east end for the 33rd-floor slab. Brick-patterned precast panels are installed up to the 12th floor, terminating just below the first west-side step-back, while window wall glazing and spandrel panels have advanced to roughly the 21st floor, several levels below the second step-back at the 25th storey.\u00a0<\/p>\n Seen looking southwest, No. 31\u2019s east elevation shows cladding installed across the five-storey podium and continuing up the tower to the 17th floor, contrasting with the hand-laid brick facade of The Goode Condos to the right. At the podium level, bays remain open for future window and storefront glazing. The construction hoist is mounted along No. 31\u2019s north elevation. At Goode Condos, a vertical gap in the glass balcony guards marks the former hoist location.<\/p>\n In November, 2025, we peer between the towers, where the north elevation of No. 31 offers a close-up view of its panels. At grade, cast-in-place concrete columns are wrapped in blue weatherproofing, with tarps and temporary wood protection where curtain wall glazing has yet to be fitted. A flatbed truck staged along the service lane carries additional precast brick panels, while above, the residential floors above the step-back await the installation of black glass balcony guards. Between the buildings, we see finished brick pavers and early landscaping elements.<\/p>\n In December, 2025, Goode Condos appears fully enclosed, its brick, window wall, and glass balcony guards complete across the tower and podium. To the left, No. 31\u2019s construction reaches 41 storeys, made easy to count by the step-back, while concrete walls are in place for the 42nd floor along the east side. Brick-pattern precast cladding has advanced up the east and north elevations to the 24th floor, with a four-storey vertical gap left of the construction hoist awaiting panel installation, and a narrow two-storey strip of precast visible above the step-back at the tower\u2019s west end.\u00a0<\/p>\n In a wider westward view, No. 31 now rises well above its 32-storey neighbour. White tarp is wrapped around portions of the 42nd floor, and partial decking is in place for the 43rd-floor slab as work advances toward the tower\u2019s final residential levels. Below, window wall and spandrel glazing are installed to roughly the 30th floor, while brick-pattern precast cladding defines the lower volumes beneath the major step-back.\u00a0<\/p>\n Once complete, No. 31 Condos will rise to 153.63m with 467 residential units, while The Goode Condos stands at 111.4m with 557 units.<\/p>\n UrbanToronto will continue to follow progress on these developments, but in the meantime, you can learn more about them from our Database files, linked below.
