Rising on the southwest corner of Bloor Street West and Dufferin Street, the Bloor & Dufferin<\/a> community continues to take shape. On the east side of the site, Fitzrovia Real Estate<\/a>\u2019s three Marlow rental towers designed by Turner Fleischer Architects<\/a> \u2014 18 storeys<\/a>, 22 storeys,<\/a> and 33 storeys<\/a>, and heights ranging from\u00a068.39m to 113.41m \u2014 now stand topped off. Across Collegiate Road, Hazelview Investments<\/a>\u2019 980 Dufferin<\/a> project of two more purpose-built rental towers at 34 and 37 storeys and heights of 115.78m and 124.63m, are also topped off now.<\/p>\n Looking northeast way back in June, 2025, 980 Dufferin\u2019s shared podium connecting the 34- and 37-storey rental towers was wrapped in precast brick cladding, with window wall glazing set into dark spandrel panels and mullions. Both the west and east towers showed glazing advancing up from the podium, with exposed concrete floor plates still visible. To the right, Marlow’s 22-storey south building rises with its light precast panel system largely installed, while glazing was nearly complete. Immediately to its left, Marlow’s 18-storey central block is distinguished by its dark precast brick facade.<\/p>\n Looking to the southeast in August, 2025, 980 Dufferin showed steady progress, with cladding and window wall installation now reaching beyond half way. A construction hoist is mounted at the southwest corner of the west tower. Near the crown, the MPH structures are clearly defined in exposed reinforced concrete.<\/p>\n Looking north in October, 2025, enclosure work at 980 Dufferin was about two thirds complete on both towers. The west tower shows its precast panel system installed to the top residential floor, while window wall glazing trails nine storeys below the MPH. Besides it, the east tower has precast panels rising to roughly eight storeys below the MPH, with glazing largely in place another eight storeys below that. To the right, the stepped massing of Marlow’s southern block is revealed. Behind it at the southwest corner of Bloor Street West and Dufferin Street, Marlow’s 33-storey north block stands fully topped off, its tower crane removed.<\/p>\n By December, 2025, a southwest-looking view from across the Bloor and Dufferin intersection highlights Marlow’s north block. With the structure topped off, attention has shifted to enclosure and podium finishing, as white weatherproofing wraps the structural concrete columns along both street frontages. A construction hoist remains in place near the northeast corner, where exposed concrete and areas sealed with orange tarping indicate ongoing work on the facade.<\/p>\n Further south along Dufferin Street, the central block stands enclosed behind extensive scaffolding and protective wrap around the heritage Kent School, set to serve as a future community hub following renovation. To the left, the south block rises with its light precast panel cladding and fully installed glazing.<\/p>\n Seen looking south this month from the Galleria on the Park site, the twin towers at 980 Dufferin have advanced with precast cladding now being installed around the uppermost floors and mechanical penthouses. Window wall glazing has climbed nearly to the top of each tower, leaving just a single floor remaining on the west tower. To the left, Marlow’s buildings have their MPH sections capped with dark cladding.<\/p>\n Once complete, the Marlow towers will deliver 889 rental units, while 980 Dufferin will contribute 859 rental units to the site immediately across from Dufferin subway station.<\/p>\n UrbanToronto will continue to follow progress on these developments, but in the meantime, you can learn more about them from our Database files, linked below.
