The updated application from <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/neudorfer-corporation.7779\" target=\"_blank\">Neudorfer Corporation<\/a> replaces a 14-storey scheme with a 33-storey tower and brings in a new design team, shifting from <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/barrett-architect-inc.15168\" target=\"_blank\">Barrett Architect Inc.<\/a> to <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/gabriel-bodor-architect.7989\" target=\"_blank\">Gabriel Bodor Architect<\/a>. The property is currently vacant and includes a decommissioned City laneway that would be absorbed into the developable area as part of the proposal. Since then, changes have included major transit investments nearby, the introduction of PMTSAs where densification is sought by the province, and approvals in the surrounding Junction Triangle have ranged from mid-rise buildings to towers exceeding 40 storeys. The current application would deliver 379 purpose-built rental units, more than doubling the 169 units proposed previously. Vertical circulation would be handled by four elevators, yielding a ratio of roughly one elevator per 95 units, indicating reasonable response times. Gross Floor Area (GFA) is 24,781m\u00b2. Residential space accounts for 23,796m\u00b2, up from 11,857m\u00b2 in the earlier plan, and is complemented by 985m\u00b2 of retail and other commercial space facing Bloor Street West. It is also less than 300m, or roughly a four-minute walk, from Dundas West station on Bloor Line 2. Looking ahead, the site is 550m, or an 8-minute walk, westward of the planned <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/bloor-lansdowne-go-station.58193\" target=\"_blank\">Bloor-Lansdowne GO station<\/a> on the Barrie Line. Eastward along Bloor Street West, proposals include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/sterling-automotive.43401\" target=\"_blank\">The Sterling Automotive<\/a> at 19 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1425-bloor-west.42853\" target=\"_blank\">1425 Bloor West<\/a> at 20 storeys, and further east, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1319-bloor-west.43880\" target=\"_blank\">1319 Bloor West<\/a> at 35 storeys. To the south, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/72-perth.45042\" target=\"_blank\">72 Perth Avenue<\/a> would rise 19 storeys, while the Sterling Master Plan to the southeast is seeing a cluster of taller proposals, including <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/221-sterling-road.45101\" target=\"_blank\">221 Sterling Road<\/a> with three towers from 21 to 27 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/150-sterling-block-3b.48702\" target=\"_blank\">150 Sterling Road<\/a> at 28 storeys, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/158-sterling-block-5bc.56243\" target=\"_blank\">158 Sterling Road<\/a> at 31 storeys. Westward, 1540 Bloor West is proposed at 27 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2280-dundas-west.29225\" target=\"_blank\">2280 Dundas West<\/a> is planned with six buildings ranging from 8 to 40 storeys, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2400-dundas-west.51438\" target=\"_blank\">2400 Dundas West<\/a> proposes three towers from 37 to 42 storeys.<\/p>\n<p dir=\"ltr\">UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
