The irregularly shaped site spans is currently occupied by a single-storey commercial plaza and a standalone CIBC branch. The proposal was refined through resubmissions in September, 2023 and May, 2024, and the acquisition of 509 Birchmount Road expanded the proposed public open space. The building would frame Sadler Parkette to the north, with wing extensions to limit shadow impacts and improve transitions to adjacent open space. Compared with the earlier courtyard-style configuration, the revised massing places greater emphasis on active park-facing frontage.<\/p>\n<p dir=\"ltr\">The project has grown from 452 to 526 condominium units, and a Gross Floor Area of 39,911m\u00b2, up from 34,405m\u00b2 previously, resulting in a Floor Space Index of 5.94 times coverage of the 6,892m\u00b2 parcel. Residential GFA would now total 38,848m\u00b2, paired with 1,563m\u00b2 of ground-floor retail space, up from 402m\u00b2 in 2022, now intended to accommodate a full-service grocery tenant. There would be five elevators, or one for every 105 units, an improved ratio from the three elevators previously proposed.\u00a0<\/p>\n<p dir=\"ltr\">Two parkland dedications totalling 754m\u00b2 would expand and enhance Sadler Parkette. Bicycle parking has increased to 396 spaces, including 358 long-term and 38 short-term spaces, up from 340 spaces in the original submission.<\/p>\n<p dir=\"ltr\">The site benefits from frequent TTC bus service along both Danforth Road and Birchmount Road. To the north, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/3431-st-clair-east.45318\" target=\"_blank\">3431 St Clair Avenue East<\/a> is proposed at 12 storeys, while westward, plans include a 27-storey tower at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/673-warden.50001\" target=\"_blank\">673 Warden<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/685-warden.45709\" target=\"_blank\">685 Warden<\/a> featuring five towers ranging from 17 to 49 storeys. Southwest, proposals at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/250-danforth-road.15164\" target=\"_blank\">250<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/300-danforth-road.32393\" target=\"_blank\">300 Danforth Road<\/a> would rise 10 and 12 storeys, respectively. To the northeast near Scarborough GO station, larger-scale projects are planned at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/614-danforth-road.58705\" target=\"_blank\">614 Danforth Road<\/a> with a 33-storey tower, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/375-kennedy.46650\" target=\"_blank\">375 Kennedy Road<\/a> with seven towers from 8 to 48 storeys, and the <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/scarborough-junction-masterplan.43538\" target=\"_blank\">Scarborough Junction Master Plan<\/a>, which outlines 14 towers ranging from 19 to 58 storeys.<\/p>\n<p dir=\"ltr\">UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
