This application is for the east side of the two-parcel holding that is divided by Bill Crothers Drive, with the west parcel slated for future consideration through a separate application. The surrounding area is evolving into a high-density, mixed-use district, including residential towers, institutional uses, and transit infrastructure.<\/p>\n<p dir=\"ltr\">A 2012 proposal by a prior owner envisioned three buildings ranging from 9 to 25 storeys across the east and west parcels, which culminated in an Official Plan Amendment in 2014, followed by a change in ownership.\u00a0<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2026\/01\/60243\/60243-193181.jpeg\" data-entity-uuid=\"insert-display_default-9921c1c5-516a-4d1e-bbe4-96d43851f60e\" data-entity-type=\"file\" alt=\"Previous plan, 28 Main Street, Markham, LeBANC Development\" title=\"A high-angle view of the previous three-tower plan by LeBANC Development\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2026\/01\/60243\/60243-193181.jpeg', true, 'A high-angle view of the previous three-tower plan by LeBANC Development'); return false;\"><span class=\"image-description\">A high-angle view of the previous three-tower plan by LeBANC Development<\/span><\/p>\n<p dir=\"ltr\">Updated plans were brought forward in 2018 and 2019, prompting further review and an appeal after Markham Council refused revised applications in 2021. The matter was ultimately resolved through a settlement approved by the Ontario Land Tribunal in 2022, establishing plans for 36, 37, and 39 storeys across the property. The building would contain 49,043m\u00b2 of Gross Floor Area, including roughly 611m\u00b2 of commercial space at grade along Enterprise Boulevard. Vehicular parking would be accommodated in one below-grade level and above-grade podium levels from the second through sixth storeys. A total of 345 parking spaces is proposed, including 277 resident and 68 visitor spaces. Adjacent to the north, the <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/york-u-markham-student-residence.51296\" target=\"_blank\">York University Markham Student Residence<\/a> is proposed at 32 storeys, while to the northeast, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/8350-kennedy-road.52810\" target=\"_blank\">8350 Kennedy Road<\/a> would rise 23 and 27 storeys. Southeast of the site, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/55-83-helen-avenue.51499\" target=\"_blank\">55\u201383 Helen Avenue<\/a> is planned with 10- and 21-storey buildings, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/8111-kennedy-road.49569\" target=\"_blank\">8111 Kennedy Road<\/a> proposes a cluster of six towers ranging from 8 to 42 storeys. To the west, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/unioncity.46532\" target=\"_blank\">UnionCity<\/a> is under construction, featuring three towers from 36 to 44 storeys, alongside the proposed <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/unioncity-south.51294\" target=\"_blank\">UnionCity South<\/a> development, which would add six towers between <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2026\/01\/unioncity-south-unionville-go-trims-tallest-tower-45-storeys.60224\" target=\"_blank\">41 and 45 storeys<\/a>.<\/p>\n<p dir=\"ltr\">UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
