Covering roughly 1.8 hectares, the block is currently occupied by five one and two-storey commercial buildings with surface parking located at both the front and rear of the properties. The eastern building would introduce two towers stepping up from a four-storey podium, while the western building at Kingston Road and Rougemount Drive would support two taller towers above a podium that rises to five storeys at the corner. Vertical circulation would be handled by four elevators per tower, translating to roughly one elevator for every 85 units across the development, and indicting reasonable service levels. This compares with 551 total spaces in the earlier plan, which relied on four underground levels. Bicycle parking also increased significantly, rising from 292 spaces previously to 734 long-term and 137 short-term spaces.<\/p>\n<p dir=\"ltr\">The site is served by Durham Region Transit bus routes operating along Kingston Road, including Pulse BRT service connecting Scarborough to Oshawa. Planned upgrades under the Durham\u2013Scarborough Bus Rapid Transit corridor would introduce dedicated bus lanes and transit-priority measures along Kingston Road. Two future BRT stops are planned within walking distance of the site, with stations proposed near Kingston Road and Altona Road to the west and Kingston Road and Rosebank Road to the east.<\/p>\n<p dir=\"ltr\">Active transportation improvements are also planned along the Kingston Road frontage, where cycling routes run on both sides of the street and are set to be upgraded alongside the BRT project. Immediately east, a 10-storey mixed-use building is proposed at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/720-granite-court.53083\" target=\"_blank\">720 Granite Court<\/a>, while further east, an eight-tower proposal at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/603-699-kingston-road.50098\" target=\"_blank\">603\u2013699 Kingston Road<\/a> would rise from 24 to 36 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/705-kingston-road.57658\" target=\"_blank\">705 Kingston Road<\/a> is slated for a five-tower development ranging from 28 to 35 storeys, and plans at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/875-kingston-road.53298\" target=\"_blank\">875 Kingston Road<\/a> call for a pair of 17-storey towers.<\/p>\n<p dir=\"ltr\">UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
