The assembled lands measure approximately 2,135m\u00b2 and are currently occupied by a series of low-density residential dwellings. The proposal was advanced through Zoning By-law Amendment and Site Plan Approval applications and later appealed to the OLT, leading to a negotiated settlement. Residential density increased from 434 to 489 units. Residential space would account for 30,898m\u00b2, with ground-floor retail spanning 345m\u00b2. The resubmitted plans would provide 809m\u00b2 of indoor amenities complemented by 499m\u00b2 of outdoor amenities. Close by to the south and west, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/17-glenavy-avenue.55588\" target=\"_blank\">17 Glenavy Avenue<\/a> is proposed at 39 storeys, and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1802-bayview.53087\" target=\"_blank\">1802 Bayview Avenue<\/a> is planned to reach 46 storeys. Across Bayview to the east,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1837-bayview-avenue.46694\" target=\"_blank\">1837 Bayview Avenue<\/a> is proposed at 25 storeys, and the\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/sunnybrook-plaza-redevelopment.15180\" target=\"_blank\">Sunnybrook Plaza redevelopment<\/a> has three towers ranging from 32 to 44 storeys.
