In Midtown Toronto, plans call for a 40-storey residential tower designed by\u00a0Studio JCI<\/a> for\u00a0Zucker<\/a> (Duplex Holding) that would replace two existing three-storey rental apartment buildings. The site is north of Eglinton station and within its Protected Major Transit Station Area where government policy favours more density.<\/p>\n Addressed to\u00a0479R, 485, and 487 Duplex Avenue<\/a>, the site occupies a mid-block parcel on the east side of Duplex between Montgomery Avenue to the south and Roselawn Avenue to the north. Existing conditions on the irregularly shaped property include two three-storey rental apartment buildings containing a combined 72 dwelling units, along with a surface parking area. Surrounding the site is a mix of built forms, with high-rise rental and condominium towers lining Duplex Avenue and Yonge Street, and lower-rise residential properties to the north along Roselawn Avenue.<\/p>\n WND Associates<\/a> has submitted Official Plan Amendment, Zoning By-law Amendment, and Rental Housing Demolition applications to the City of Toronto on behalf of the developer. Plans would replace buildings on the mid-block site with a 40-storey residential tower rising to 135.6m from a stepped podium with a 12-storey mid-rise element. The building would contain a total residential Gross Floor Area of 38,106m\u00b2, resulting in a Floor Space Index of 11.63 times coverage of the 3,276m\u00b2 property.\u00a0<\/p>\n The proposal calls for 524 residential units, including 72 rental replacement units to replace the existing low-rise rental buildings. Approximately 26% of the total unit count would comprise two- and three-bedroom units. Vertical circulation would be handled by four elevators, yielding a ratio of one elevator per 131 units. Unusually high-speed motors would be required for adequate response times when all elevators were operational.\u00a0<\/p>\n Amenity space would include 1,187m\u00b2 of indoor and 1,073m\u00b2 of outdoor area. Indoor amenities would include resident lounges, family-oriented spaces, and larger shared rooms oriented toward Duplex Avenue and a future public park to the east, while outdoor amenity areas would be located at-grade, on mid-building terraces, and above the upper tower levels. Below grade, the building would include two underground garage levels, accommodating a total of 112 vehicular parking spaces, comprised of 108 resident spaces and 4 visitor spaces, alongside at-grade pick-up and drop-off areas. Bicycle parking would entail 536 spaces in total, including 472 long-term resident spaces and 64 short-term visitor spaces.<\/p>\n The site is approximately 550m northwest of Eglinton station, or an eight-minute walk, providing direct access to both Yonge Line 1 and the soon to open Eglinton Line 5<\/a>. Surface transit options include TTC bus routes operating along Yonge Street, Eglinton Avenue, and Avenue Road. For active transportation, Duplex Avenue functions as an on-street cycling route, with additional shared routes nearby on Montgomery Avenue and access to multi-use trails such as the Kay Gardner Beltline.\u00a0<\/p>\n The proposal lies within a rapidly intensifying area. To the immediate east, construction is underway at\u00a02444 Yonge Street<\/a>, which includes 25- and 31-storey towers. To the north, the 15-storey\u00a0The Capitol<\/a> is in the final stages of construction. West of the site, there is a 12-storey proposal for\u00a0500 Duplex Avenue<\/a>, while to the southeast, a 27-storey residential building is proposed at\u00a034 Montgomery Avenue<\/a>. Further east, a growing cluster includes proposals at\u00a066 Broadway Avenue<\/a> (22 storeys),\u00a077 Erskine Avenue<\/a> (42 storeys), and\u00a044 Broadway Avenue<\/a> (43 storeys).
