Existing conditions on the irregularly shaped property include two three-storey rental apartment buildings containing a combined 72 dwelling units, along with a surface parking area. Plans would replace buildings on the mid-block site with a 40-storey residential tower rising to 135.6m from a stepped podium with a 12-storey mid-rise element. Approximately 26% of the total unit count would comprise two- and three-bedroom units. Vertical circulation would be handled by four elevators, yielding a ratio of one elevator per 131 units. Indoor amenities would include resident lounges, family-oriented spaces, and larger shared rooms oriented toward Duplex Avenue and a future public park to the east, while outdoor amenity areas would be located at-grade, on mid-building terraces, and above the upper tower levels. Below grade, the building would include two underground garage levels, accommodating a total of 112 vehicular parking spaces, comprised of 108 resident spaces and 4 visitor spaces, alongside at-grade pick-up and drop-off areas. Surface transit options include TTC bus routes operating along Yonge Street, Eglinton Avenue, and Avenue Road. To the immediate east, construction is underway at\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2444-yonge-street.27720\" target=\"_blank\">2444 Yonge Street<\/a>, which includes 25- and 31-storey towers. To the north, the 15-storey\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/capitol.33061\" target=\"_blank\">The Capitol<\/a> is in the final stages of construction. West of the site, there is a 12-storey proposal for\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/500-duplex.45737\" target=\"_blank\">500 Duplex Avenue<\/a>, while to the southeast, a 27-storey residential building is proposed at\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/34-montgomery.48625\" target=\"_blank\">34 Montgomery Avenue<\/a>. Further east, a growing cluster includes proposals at\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/66-broadway-avenue.24394\" target=\"_blank\">66 Broadway Avenue<\/a> (22 storeys),\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/77-erskine.49190\" target=\"_blank\">77 Erskine Avenue<\/a> (42 storeys), and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/44-broadway-avenue.38137\" target=\"_blank\">44 Broadway Avenue<\/a> (43 storeys).
